    Why don't you read again what the OP has told us (twice) hasn't been done.Or do you think a GSC only refers to the boiler?

    The Gas boiler check isn't the only thing the LL has to do. Did you ever/have you ever, taken legal advice as to what you are responsible for as a LL? A LL can't use ignorance as their defence in court.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    I'm highly peed off because this has gone on since the beginning of December, me making all phone calls, leaving messages etc when I shouldn't have to!

    I pay my rent, my duty is done.

    I shouldn't have to run around doing other peoples jobs for them.

    Would he go to a tribunal and swear that the checks were not done? Maybe, maybe not.

    I am confident that I know what I need to know. I like research. My tenant is extremely happy and, when GCH is fitted next month (to replace night storage heaters), I will let BG look after the GCH and will provide a GSC. I will also be offering my tenant a two years AST with no increase in rent guaranteed. This in addition to the rent discount for December in recognition of prompt payments.

    Other than that, I will not be responding to anymore of your posts.

    I'm probably missing something here but, if your dad signed something (whatever that was) last December which was when the Corgi is saying that he did the gas safety check, does this imply that you were not present? if so, then how would you know what he did and didn't do. If you were there, then why get your dad to sign it :confused:

    Also, why were you expecting the gas fire to be serviced? whilst recommended and certainly the LL's responsibility it is not a legal requirement to service any gas appliance annually. If there are any safety implications as a result of a failure to service then that is a different matter.

    And finally, as far as Corgi and the HSE are concerned a gas safety certificate can be written on the back of a fag packet and still be valid. So, all this talk of green copies, white copies etc is a nonsense. You are referring to a document called a CP12 which just happens to be the Corgi version of a safety inspection certificate. There are lots of different sorts out there. Give me 5 minutes and I can knock one up myself in any colours I want. I just thought that needed to be said :rotfl:

    Oh, and calm down. You'll have a heart attack before suffering any ill effects from your gas fire.

    So why do LLs use LAs:confused:
    Because they can't be bothered, don't have the knowledge or simply rather have someone else manage their property.
    Because they haven't got the time to get things organised to attend to the maintenance of their property.
    Because their occupation makes it difficult to deal with the management of their property.
    Because their location makes it difficult to deal with the management of their property.
    Because their are not "professional" landlord and rent their property due to personal circumstances.
    Because because because... I'm sure one could think of a few more reasons.
    despite some being pretty rubbish, letting agents have got their uses and can be worth the money they are paid.

    The Corgi guy came to look at my boiler because it was leaking. Once in the first week of December and again tonight.

    He didn't even mention doing a check when he was here in Dec, which is why I'm so amazed tonight when OH tells me he's been told he did it then.

    In between those times, I've told the agents the gas cert is/was due in Dec and it hasn't been done.

    They say it has all been checked according to the guy.

    It hasn't. He didn't go anywhere near the fire or the gas hob in Dec or tonight.

    I can't get through on the phone to the landlady, otherwise I'd tell her, but I'm left to either write to the agents (which i did and their reply was 'X says there is a current cert') or ring them, to be insulted, shouted at and have the phone put down on me.

    send a text to your landlord explaining what has happened - suggest you do it tomorrow when you feel less aggravated by some of your replies !!!!!
