Went to view a house yesterday, got there on time and the EA was 10 minutes late. :mad: I was just writing a note to put through the door saying 'We arrived for an appointment to view your house at 4.30 today. Unfortunately your Estate Agent did not arrive and, having waited ten minutes, we have decided not to proceed.'
Just as I was signing this the [strike]slimeball[/strike] EA turned up with a breezy grin saying, 'Sorry I'm late... well I'm always running late!"

Same thing happened to me on Friday - took time off work to view a repossession, agent said this is the ONLY time due to power, well, I wish they followed their own advice - turned up 10 mins late - but there was NO apology. I asked if the traffic was bad her end - but she didn't get it, just agreed it was! Their other appointment turned up halfway through - great!0 -
There's quite a good system in Edinburgh, where there are open viewing times - 6-8pm on a Thursday evening and 2-4 on a Sunday. Pretty much everything that's on through the ESPC works to that shedule, so buyers and sellers can plan much more easily. It is difficult when you're looking at a lot of things, to be fair to buyers. You have a list you're trawling round, and often you get lost, don't realise how far is is from one to another or sometimes just see so much crap that you get dispirited and go to the pub instead. :beer:
Having to sell is one of the things that puts me right off buying. I've only had to do it once and it really is like putting your life on hold, having to keep the place clean all the time, having to show folk round and sell it to them, the fear of it not selling...next time I buy, I only want to do it if I think I'm going to be settled there for years.An average day in my life:hello: :eek::mad: :coffee::coffee::coffee::T:rotfl: :rotfl:

I am no expert in property but have lived in many types of homes, in many locations and can only talk from experience.0 -
It is sad for people not turning up for viewing. But after all it is still better than an EA not show up. Once happened to me, I arrived the house which was vacant, waited outside for 20 minutes, EA not arrived so contacted the office, replied "offered accepted this morning, do you still want to view?".
By the way, I don't think the EA will be around for long, as it is always the less preperties for viewing.

Here are a couple of 'alternative' ideas.......
1. Is it worth you considering an 'Open House' day?
I've known sellers do this on say a Saturday afternoon.....for 3 hours.
You can stage the house, tidy up, make it smell of fresh coffee or freshly backed bread. Put out some flowers. Get rid of the kids & any junk for the day and be host for 3 hours.
Most people view houses at weekends and doing this EVERY Saturday afternoon for a few weeks may provide a buyer, be far less disruptive to your personal life and ease any stress. Its worth thinking about.
2. Alternatively get a detailed colour brochure put together .....photos inside/ outside of the house, detailed written spec of all features etc. Then write a buyer spec to include exactly what your buyer needs to have e.g
* mortgage approval
* own house sold
* evidence of ability to pay asking price
etc etc.
Then check that each viewer meets the requirements BEFORE making an appointment for them to view.
Putting the effort in up front, wether you do it or your agents do it, will save a lot of hassle later.0 -
Have once missed a couple of viewing, buts thats because the agent never told us she had booked them until we were 20mins away on the road back home!
I've also had agents turn up 15mins late for a viewing and one house with multiple tenants - one of who flaty refused to let us look around his room!
BTW, I personally will NOT go to an "open house" viewing. I despise the way agents use them to try and drum up excitement and a ZOMG!! LETS PUT IN A RLY BIG OFFER NOW!!!1!ELEVEN!!11!! type atmosphere. Pretty much the same reason why I will never view a house on with Foxtons... theres only so much nonsense a man can be expected to put up with without getting violent on the spikey-haired, spotty-faced, matalan-suited spivs that pass as estate agents.[FONT=Arial, Helvetica, sans-serif]Rise like Lions after slumber
