    Punctuality is my "big" thing.

    If I say i'll be somewhere at x o'clock, I'll be there. Or there will be a phone call and a good reason if , on the rare occasion, I can't make it as planned.

    The same applies when looking at properties to rent as well as selling.
    In fact it matters even more.

    Over the 20 years that i have been a landlord, I have always manged my own properties and arranged viewings for prospective tenants.

    If someone rings me to arrange a viewing and we agree a time to meet at the flat/house and they are not there by 2 minutes past the agreed time- I leave.

    To me, it is a sign of unreliability. Which you certainly don't want when it comes to paying the rent.

    #1. The people that run these "sell your house and rent back" companies are generally lying thieves and are best avoided

    I had this today. It went on yesterday and got the appointment, car drove past at around 9.45 when I was hoovering around the front room, slows drives past, turns around and slows down as they pass again and 5 minutes later the phone goes it is the EA and they have cancelled. I asked if they had just called and she said yes I and I told her. Tbh we are tennants and LL is evicting us and so the agent is coming around and showing around but I was on my hands and knees scrubbing the litchen floor this morning at 7am so I could get the kids sorted and have a bath and get the house sorted so it was clean and the kids were not allowed their toys out and the like. I was not impressed, they were already outside so they could have just come in for a look.

    We had a call off the EA to say someone wanted to view in 3 hours time - i was ill with Laryngitis and still managed to rush round getting everywhere ready as well as arranging for the kids to be taken out of the way.

    No show - the EA finally got hold of them and they said they had got lost but were on there way back to Scotland now so would have to give it a miss.

    We have also had a couple view twice who have not sold - they say they have but we found the house on righmove and they have not sold or gone under offer.
    It's not paranoia if they really are after you.

    Absolutely, us too. I always insist on a phone number if the agents will be closed when we view (so that's most of the weekend in recent experience). If we are more than 5 minutes late I ring.

    We travelled 600 miles on a round trip last week and were on time for 6 of the 7 and 10 minutes late for one (but I did ring!)

    This is despite the EA's 'directions':rolleyes:

    I'm amazed by the number of estate agents who either flat out refuse to do evening and weekend viewings or look at you like you're asking something totally out of order. I'm trying to rent, and am - as most of the adverts state - professional. Yet they seem to think I can just drop work and go halfway across town to view a studio flat at 3.30 any afternoon of their choosing :confused:
  • We weren't quite ready to go on the market (we needed a couple more days to get straight so we could get some internal photos taken for the details) but had a call from the EA to say that there was a couple driving from Northampton to Suffolk to house hunt and wanted to see our house. I reminded them we weren't ready to accept viewers but they didn't let up so I relented. We stayed up all night getting the house as sorted as possible only to get a phone call about an hour before the viewers were due to arrive - the EA said they've driven around the area and changed their minds.

    A few days later I'd put my back out really badly when packing some boxes (all over the living room floor, dining room floor, some of the bedrooms etc) and we got another call from the agent towards the end of the day. A lady wanted to view the next day. As we'd been packing, and I was immobilised due to my back, no housework had been done and there was (still is) piles of stuff all over some of the floors. I cleaned the house from top to bottom (3 floors) and could hardly walk. Guess what? We got a call from the EA at the time the viewer was down to visit - she'd found another property and fallen in love with it so she wasn't coming.

    Third time lucky... a couple came yesterday and want the house - despite all the detritus. I still can't walk!! Thank GOD that's all over now (fingers crossed). It's the last time I'm going to let an EA talk me into something when I'm not ready.

    its a tough call - as that refusal to admit a viewing could be THE viewing that results in an offer ..... hope you back is ok

    Great idea in principal Merlin as the only viewing we have ever not shown up for was on a Sunday afternoon (EA closed) and we suddenly realised that the EA hadn't given us the house number when he rang to tell us the appointment (obviously we were also at fault for not realising and asking at the time).

    However, as we certainly didn't want to let anyone down, we drove to the road (fortunately only about 10 miles away) and drove up and down looking for a 'For Sale' board. Unfortnunately there was no board and more than 150 houses in the road. We drove up and down several times hoping for inspiration/clues to no avail so had to leave. The EA rung us the next day in high dudgeon. When we pointed out he hadn't given us the house number he was really rude and made it obvious he didn't believe us even when I pointed out that if we hadn't been to the road we wouldn't know there was no board outside! Mind you, this was a few months ago... I expect the EA would have been a little more polite to us in today's market!

    We went to view several properties yesterday.. the last one being at 6 pm (EA would be closed). I asked if we could have the vendor's phone number just in case but the EA said he would be breaking confidentiality to give it to us and refused. I requested that the EA asked vendors if they would mind us having their phone number and then he said it was company policy not to do this! I guess they are worried we might try to cut them out or something!

  • Thirty-one years ago when we were house-hunting, we saw an advert in the paper. It said 'Terraced House, N....., Cheap' and gave a phone number.

    Well who could resist such an informative ad? So we rang the owner and made an appointment.

    When we got there, my husband took one look and said it was too small and didn't even want to bother to look. But I said that now we were outside, it wouldn't hurt to take a look and pointed out that the owner would be expecting us.

    We still own this house today!

    I think it is terrible to just not turn up, or only give a moment's notice of cancellation. Especially in these days of instant communication.

    Thanks for the stories everyone. Pretty depressing really. :(

    It does seem that anyone who has said they didn't show up has had a good reason. I can also forgive people for cancelling - I'm sure I've done it myself, but it is when you're waiting like a lemon and the kids are going crazy because they can't have the toys out because someone just can't be bothered.

    We've had all the In Laws round for dinner so thank goodness no viewings today - there's one load in the dishwasher, another waiting and all the good china and cutlery still needs to be washed. I'm just knackered from moving house and the now constant housework. Good practice I guess. :rolleyes:
