People who don't turn up for viewings

A friend of mine was renting a house that the landlord was selling. Obviously, this put her out a tiny bit. But, the owner kept insisting that she allow people to view at the oddest hours. The lease said that she was entitled to 24 hours of notice or whatever, and the owner kept pushing for last-minute viewings. She went along with it until she came home once and found a big nasty doody in her toilet and the computer on, with her web browser opened to !!!!!!. Then, there was the time that some strangers just walked in her front door. So, she started keeping the door locked and shortly after that, she had strangers climbing over her back fence. It was crazy. She and the landlord had quite a tussle and he tried to take them to court for being difficult.:beer:0

Last autumn we were thinking about renting out our current property and buying a house nearby. We booked 2 viewings with the same estate agent for 2 houses in neighbouring roads.
We turned up to the first viewing and found that we were there with 3 other couples! All that did was make the house seem even smaller as there were 9 of us (including the agents and owners) traipsing round.
We asked the agent about the next house and he said "oh, we can't go there tonight, I am taking this other couple elsewhere- they're more serious buyers!" I guess because we weren't selling and had refused to see their mortgage broker we weren't considered serious.
Needless to say we decided to sell up and rent instead, and both of these houses are still up for sale with the same agent.Saving for an early retirement!0 -
When I've been sat in front of an EA, I've always looked at the details and said I'll go for a drive by first. They must hate the thought of me getting away because they always do all they can into pressing me for an appointment to view "as I'm in the area anyway, what harm can it do?". I've refused many a time for the agent to cop the hump with me.
I've taken the appointment and gone to view anyway, just for a quiet life. I've never just driven off without viewing. I've always been honest with the vendor too - if it's not what I'm looking for then I'll say there and then so they don't get their hopes up.
I think it's not just the vendors and purchasers who need to buck their ideas up when it comes to appointments, some EA's do too, no point pressuring someone into an appointment if they aren't ready.0 -
EA can book people to view houses that they are really not interested in.
Our EA were pretty much always late. Sometimes we would get there on time, and know from the outside of the house we weren't interested (and if the EA listened to our previous feedback they would never have booked it).
If an EA was late, we would not make the next viewing, so would have rung them to say we had to go to the next viewing (and were not interested anyway). They could tell the vendor we were a "no show", when they were late. It's not always possible to view every hoouse from the outside in advance if you do not live in the area, and have a long drive to get there.
Is it really ruder to spend about a minute walking around a house, say you have no questions and then leave, than no to turn up. If they don't turn up, either something has gone wrong or they are not interested.
I never did not turn up at a property without actually cancelling.

just been round to 2 houses, same road different agents.
Number 1 said' "I've told the agent I'm not selling now!" and slammed the door!
Number 2 - when the owner finally staggered to the door (toddlers had almost succeeded in letting me in!!) in her dressing gown - denied all knowledge of a viewing!!

I always turn up to viewings, if the actual house and surrounding area are a figment of the EAs imagination in relation to the photos used on the ad.
I automatically go into polite mode and usually repeatedly comment on the positive features such as " this room has lovely high ceilings" I always appreciate the effort a seller has gone to to make a good impression, which sadly seems quite rare. I will never forget the viewing, done by a woman with 3 green teeth and a huge cleavage, and what seemed like over 20 feral, scruffy kids and a randy rottweiler, that wished to get jiggy with my leg.
Even an experienced environmental health officer would have run screaming from that house. :eek:0 -
Went to view a house yesterday, got there on time and the EA was 10 minutes late. :mad: I was just writing a note to put through the door saying 'We arrived for an appointment to view your house at 4.30 today. Unfortunately your Estate Agent did not arrive and, having waited ten minutes, we have decided not to proceed.'
Just as I was signing this the [STRIKE]slimeball[/STRIKE] EA turned up with a breezy grin saying, 'Sorry I'm late... well I'm always running late!"
