Negotiate with persimmon???

Hi everyone,
Hope someone can help, we are cash buyersand are hoping to buy a new persimmon home at 200k 5% deposit paid as standard to all buyers, how should i approach negotiations?? The salewoman is worst Iv seen shes ruthless. We know we definetly want new build but we like 2 houses each with 2 different developers whats the best way to approach this.

Obviously 200k is not that much at the minute for a four bed detached and im unsure how much discount to expect. Posts previosly have mentioned 20% but this would mean going in with an offer of 160k looking at the resale market you cant even get a resale3 bed property at that....

Any thoughts suggestions or experiences of this would be greatly apprecaited.
The sales woman is ruthless already lied about the price and is dodgy (like second hand car sales man) at 23 me thinks she might take me for a ride.

Need new house dont want to wait prices,already on property ladder makinh hefty profit from sale of current property. Just dont want ripping off.

  • I worked for a housebuilders and they have lots of scope for discounts and they want the sale, my advice would be to go in lowish and see what they come back with

    Yup, I'd go in with a cheeky offer!

    Depending on how far along it is, you could also negotiate with quality of fixture and fittings.

    Any newbuild company offering a 5% paid deposit hints that the properties are 5% overpriced to begin with. Perhaps go in at £180k?

    We did get Persimmon down from £300k with SD paid, down to a straight £249,000 at the back end of 2004 after successive rate rises then. If the house is already built, I think you get a bettter deal. You must be in a position to move to even attract their attention though.

    Every time they came back with a price, H just repeated the offer. By the time they agreed we'd bought somewhere else though. Glad really. Don't let the salesperson decide what to accept either. If they're not going to higher management, you're not trying, LOL!

    Well I spoke to the saleswoman on the phone and she said they could give usa realy good deal if we were cash buyers (Luckily a friend is buying ours so just waiting for confirmation of that hopefully at end of the week) When I go to sales office what should I say `we would like to make offer of ???????` or should I say `What sort of offer can you give us`.

    its just I know if we are not confident with what we say when we go in she will just be a snooty and arrogant. Like she told me on teh phone that the property was 185 and there was only 1 plot left. I rang back a week later to see if it was still available and she said it was never 185k it is 199k. Oh and that it wasnt the only plot left. Honestly I know they are saleswoman and you expect a bit of that but this one I do not trust as far as you could throw her. Shes really sarcy and talks down to you (obvioulsy my age doesnt do it for me if I was a 40 year old male she might respect me a bit more.

    Even when I said to her that she had told me a different price she just laughed and said in a snooty voice !oooh you know this is a 4 bed detached in ?????????. !

    Really appreciate your comments heres hoping I can make her crack. Il just have to knock her off her perch a bit first.(mrs high and mighty)lol#


    Like I think the 5% deposit paid and 10% off the price is really good and would be happy with that. But how should I word it......

    I think it's important to remember who is doing who a favour. The last time someone I was doing business with laughed at me I told her it was a taped line (it wasn't) and that if she didn't sort out her attitude sharpish I'd be playing the tape to their boss and posting it on the internet which stoped her laughing pronto.

    I'd offer a bit less than I'd be prepared to pay and stick to that figure until they come close to it.

    According to the FT, their forward sales are down 14%, their completions are down 5% and their profits are expected by the company to fall 25%. I don't think they're in a position to laugh at your offer!

    There was a sales negotiator posting on here last week.

    His advice was to ask them what price they can do and you not to make an offer.

    There were loads of good tips in it, like keep quiet during the negotiation phase and make them talk/break the silence.

    Have a look through the pages in this board and you should find it, its in another "new build how much to offer" thread i think

    this post really annoys me, who do these people think they are,at the end of the day fancy title or not she or he is selling a product be it a little more expensive than normal she should be able to go up and down the social and age scale with ease if she is good at her job.
    You are important and deserve to be treated with respect and she should be delighted to see you and to be getting offers in this harsh selling climate, ask to speak to the sales manager if she puts on any airs and graces, she is simply a sales assistant ,,,enabling you to purchase a home, you need to speak with another sales person if this one does not play ball, tuesdays and wednesday are good days. the part timers work then.
    She probably needs training in customer care.
