    You need to work on your mentality regarding the saleswoman.
    You're the buyer.
    You have the cash.
    She needs you, not the other way round.
    Make her justify the price. Go and find better deals elsewhere and present them to her.
    Convince yourself that the house isn't worth what they want.
    Find out on the internet how sales staff make commission then drop this into your conversations.
    Read their market statements and make it clear that you have researched it.
    Basic pyschology really.

    I've just read the other replies.
    There was a sales negotiator posting on here last week.

    His advice was to ask them what price they can do and you not to make an offer.

    There were loads of good tips in it, like keep quiet during the negotiation phase and make them talk/break the silence.
    Oh yes, good stuff.
    Don't offer anything; tell them you're a cash buyer and ask them what they can do. Don't show any emotion as they make an offer. Whatever their first offer is, decide it's crap. Don't say anything. Allow an uneasy pause, wait for them to act. All good tacky sales psychology, but much funnier if you do it to them. I wouldn't advocate this sort of behaviour on a decent salesperson, but as soon as you feel that you're being treated as "fodder" then it's fine. There are other minor silly things you can do, like inviting yourself into their office, sitting where and when you feel like it.

    Sorry, but that is not the meaning of a "cashbuyer". Also the fact that you have sold to someone does not mean you have no chain....even if there is no EA involved!
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Mr Persimmon here.
    As the largest homebuilder in the UK our customers are very important to us.
    We are always delighted to do cash deals, especially as we currently need to keep our cashflow going to keep our banker's happy.
    If you are able to exchange and complete before the end of January, then our Finance Director will be thrilled to speak to you and will be able to do a deal.

    P.S. Please do not look at a graph of our share price over the last twelve months.
  • Oh and he is also an invester who already owns 4 houses on my row of only 9, he rents them out, They do class is at cash buyer when the money is there waiting. It might not be cold hard cash in bills of 20 but is a quick money transfer from the solicitor. The term that they used is cash buyer.

    Don't think Persimmon would be averse to any serious cash offer for a quick sale at the moment.
  • Slightly off subject, but we bought a house from Persimmon in 2005 and the customer care is crap. If there is anything wrong with your house after you complete you have little chance of getting it fixed. They promise loads of stuff but delivery very little. The one month inspection is a joke. We asked for our and was told that they dont actualy come to do it you have to do it and let them know in writing what the faults are!

    A friend has also just bought a house from charles church who are the sister company of persimmon. On a half million pound house they have had an even worse experience than us including being forced to complete at the end of December to help their year end even though the driveway had not been laid.yet When they tried to delay completion until after the drive and other outstanding work had been completed charles church used their legal department to get very heavy and threatening with them.

    If you really must buy a house from them then get a good discount, and get you solicitor to agree a retainer as part of the deal or no sale!!!

    Also take on board your comments about the poor sale staff - we pointed out things to them that were wrong with our house before we completed and were told they would be fixed - needless to say they weren't and we ended up moving in with no hot water amongst other things. anyway, the units in the utility were in the wrong place (to the point that the washing machine and dryer wouldnt fit), and the sales person told us it didnt really matter as it was only the utility room. That was around about the point I lost my temper in the sales office. I also know many of my neighbors have had poor experiences.

    Does any new home come snag free? Dont think so!! also most people moan at how long it takes to get items dealt with, thats all developers, all regions all built to NHBC standard which is NOT perfection

    Most people don't mind snags as long as there seems to be some interest in fixing them. Many builders seem to put a lot of effort into sales and less into after-sales.

    yes you are right the customer always is... apart from when they promise to be in then decide to go out and the trades people cant gain access.
    We are as I said trying to improve but not as fast as you and I would like to see.
