Pay 10% Of Sale Price Rip Off When You Sell Yor Home

Can you imagine having to give 10% of the sale price to someone who has not contributed in any way to the purchase/upkeep/sale of your home ???well you have to do exactly this if you live in a park home ... NO NOT A CARAVAN/HOLIDAY HOME !! this is a residential park of 300 + homes where everyone pays ground rent to the park owner approx £110 per mth , council tax , all normal service bills water/gas/electric ect the same as conventional home have to ,but if we want to sell our home [even if we stay on the same park] we have to give the park owner 10% of whatever we sell our home .. FOR DOING NOTHING :mad: :mad: ..:mad: :mad: . We have to maintain the land our homes are on to his rules and standard so there is no input finacially or physically from the park owner ... An estate agent does more work at a much lesser amount, can you imagine and estate agent charging £13000 to sell your home ??? well thats what ive got to pay the park owner when i sell my home for £130000 what a fantastic rake off !!!!!
this is a family park not a retirement park , we have young families ect living here and have the same needs to up or downsize like anyone else .. its peacful safe enviroment + thats the attraction but how the government lets them get away with this legalised robbery is beyond me !!!

    If only you had known what you were getting into.

    The people that own these "parks" are generally crooks and gangsters.

    What you are experiencing now, while not nice, is nowhere near some of the threats, intimidation and financial ruin that some residents have faced.

    I hope this is a warning to others and in the meantime wish you all the best.

    You don't need to use a solicitor when you buy or sell a park home as it is a case of reading the terms and conditions of the park, signing them and paying over your money. It is not the same thing as purchasing a freehold or leasehold.

    These are things you take into consideration when you choose to buy a mobile home though.

    I bought one at the peak of the last housing boom/right before the crash of the late 80s as the town where I was living had bedsits priced at £70,000 and I wanted "my own place" of sorts.

    I understood that the process was:
    - I had to pay £350 for the privilege of moving in
    - I had to be interviewed and approved by the landlady
    - I had to live by the strict rules/regulations, including not having anybody live with me
    - On leaving I could only sell to somebody she approved
    - I had to pay 10%

    And on top of that, you could be asked to take your home off the site if it started to look/get tatty. The only alternative would be to buy a brand new home from the site owner at the new (high) price.

    On top of that, for my site I had to get newspapers delivered from just one shop, milk from one dairy and I had to buy the gas bottles from her and nobody else.

    Terms and Conditions are part of the decision process. It's not like it comes out of the blue.

    In fact, 10% was set in law as years ago they could charge what they liked.

    I have no advice but I sympathise deeply with you and share your contempt for this scum. The person who is doing this is cockroach. The government is disturbingly tolerant to this kind of banditry.
  • Was all this known about when you bought the property? If the owner has just introduced this "out of the blue" then it's pretty rough. But if it's always been the practice to do this, then you factor it into the equation when deciding whether or not to buy the property in the first place.

    This won't have been introduced out of the blue. This stuff is all part of the Agreement you sign when you buy a mobile home - and it has been laid down in law since 1983 and I have yet to discover any site owner that doesn't charge the full 10%.

    There's nothing illegal that's gone on.

    Did you not read the contract or seek legal advice?

    Thats the stuff, forget stuffy old principles like fairness or right and wrong. If its legal, get on and do it. Just behave like a dog in the street.
