There's lots of 3 bed properties on for the same price as yours or less in the DN22 postcode, so although you have a fabulous garden, perhaps buyers will prioritize indoor space over outdoor space, then a huge garden would just be a bonus?
This would explain why you've had so few viewings, as if I had a £120k budget and searched on rightmove under DN22, then yours would be quite far down the list in the order of houses that I wanted to go and see, and I'd probably find one I liked better before I even got to look round yours!
I think this is the crux of the matter. Your house is too expensive. After looing at the DN22 postcode myself I found this house, and this house, just down the road from you. They are nicer buildings with more character, nice fireplaces and the rooms are big, AND they have an extra bedroom. Ok so the gardens aren't as huge (but I think one of them is comparable) as yours but there is only so musch of a garden that a person buying a 2 bedroom house needs. For the money I would EASILY choose one of the other two.

A few posters have suggested that you emphasise the fact that there is space to extend the house, get planning permission etc. Which is a good idea.
But if there is rear access to the garden (I can't tell from the photos) and it is feasable then you should think about going one step further.
i.e. Apply to build a house on the garden. It looks big enough to get a 3 bed detached and still leave a nice bit of garden for both houses.
(Oh, and other than that, it does look a bit pricey)dolce vita's stock reply templates

Hi Everyone, just a quick update to let you all know I have sold. Had another couple of viewings since the other day and both made offers. I have decided to go with the FTBs that have been back a couple of times as I think it will be less hassle and I can get moved quicker.
I did drop the price by £8000, but I can still afford my new place at that so everyone is happy!

I will be sure to let you know if the mortgage valuer disagrees with the valuation. I also agree that there are much nicer properties on the estate for less or the same money as mine. The thing is, if you know the area, then you would not knowingly buy a house on one of the rougher streets, and as my buyers are local, they do now the area well. One of those other houses is just around the corner from my old house and we moved from there because of all the boy racers bombing up and down the street at all hours!
One lady who offered on my house had also been to see another, bigger and much nicer presented house. Apparently the vendor had told her that my house was in a bad area and not to touch it with a barge pole! I said she was welcome to come round here at any time of the day or night and check it out for herself.
Things are moving now and I will keep everyone informed of any snags.0 -
This is true...for future ref..i had 3 bed 6 year old house with massive garden up for £135k 4 years ago..i was told because i had plans drawn up and permission granted for full extension,(almost doublinghouse) wich cost me £600..it put £5000 on the value!!!:eek:bylromarha wrote: »If things with these viewings fall through, I'd push the "potential to extend".
You could get some extension plans drawn up if you have a bit of money to spare, or have quite a lot of time to do your own. Your house will become more appealing if people know that they can extend rather than "might be able to extend". Submit the plans (costs of submission vary I believe) and ask your council's planning dept for help all the way...they offer great advice for free.TO FINISH LAST, FIRST YOU HAVE TO FINISH....0
