Help needed to sell my house!

Can you take a look please and tell me what I can do to help sell?
It has been on the market for 5 weeks with one viewer who said it was very nice but not for him. I have had a tidy up round the back and shifted some stuff out of the bedroom, but I'm at a loss to what else I can do.

I have seen the house I want to buy and was thinking if I was to include the appliances in the sale of mine it might get some more viewers through the door. The EA has said my house is getting plenty of interest, so would you advise dropping the price?

    firstly Id wonder what your EA is on about. If he reckons one viewing in 5 weeks constitutes "lots of interest" what does that mean. Either thats good for your area & time of year ( which it might well be). It could mean loads of people seemed interested in the area, but theres something about it that puts them off??

    Maybe its the garden!! Is that all yours!!! Its MASSIVE!!!

    The garden is all mine and it's the biggest on the road! It does need some work out there and that was going to be the project for this year, if I had stayed put. Unfortunately I have had problems with the neighbours and there is no way I can even contemplate living here now.
    I would have thought that a big garden was a selling point, though I know some people would be put off. Is there nothing else you can find wrong apart from that?
    It's not overpriced for the area, and one down the road has just sold. My friend went and viewed it to check out the competition and she said there was virtually no difference at all apart from mine has had a new central heating system and the other one didn't!
    EA is going on the clickthrough report on Rightmove and the amount of brochures he has sent out.

    It's fine, there is nothing wrong with it, BUT you are asking 20% or 20k more than the ceiling price for the street (and the house looks tiny so I'm assuming it's not vastly different to the rest in the street). No house has sold for more than 98k and you are asking 120k and the last selling price was 70k for no 24 in march and 66.5k for no 58 in november 2006 although no. 103 sold for 89k in jun 2006 if that helps..

    It looks small to me....really tiny but I take on board the large garden.
  • Mine is number 58 and that doesn't take into account my exes divorce payout! There was one that sold next door but 2 and for some reason it isn't on the report, that went for 115 about a year ago. Number 24 was an absolute wreck when that went and wanted totally gutting after being stood empty for ages. My ex brother in law went and looked at it but decided it was too much work in the end.

    I'm going to have a word with EA tomorrow and drop the price I think, though I'll have to do some sums first.

    The living room / dining room is actually a living room with a table in it. I would prefer to see the sofa and chair spread out more and it just called a living room. That would make the room look more spacious as currently it looks a bit squished.

    Also the bedroom pics are on strange angles- i prefer photos taken from normal levels !!

    As for the price you need to research sold prices in your area last year and go on slightly lower.
    It's not paranoia if they really are after you.

    Only thing I can add is to put some colourful potted plants at the sides of the front door. I love flowers and thinks it makes a home so much more inviting.

    If a similar house went for £115k a year ago but you are not getting people through the door, then is it possible that the market may have turned in your area and the price be a little optomistic? (sorry, I don't know your area)

    Also, doing a search on Rightmove shows up 72 properties in your area at £120k and under - yours being the most expensive. There is a similar, 3 bedroomed, house up for £119,950

    FWIW, I like your home (and love the garden!) and in my area you would be unable to get a 2 bed with a stamp for a garden at that price. No help I know! Also, the last 5 weeks have been over the pre Christmas / Christmas / New Year, which I am told is usually a quiet time(?)

    Get rid of all the those teddy bears in bedroom no.2, and make it look like a real double bedroom for adults - and is that a motorbike in front of the radiator? There is also too much furniture in the living room/diner, making it look smaller than it really is. Given you have such a massive garden, and space to the side of the house, get the EA to update the property details with 'ample scope to extend property subject to planning permission', or words to that effect.

    With all due respect, a couple of potted plants would not entice me to spend £120k.

    Obviously price would be the decider on whether someone will actually book a viewing. If I were looking then I would agree with other posters on-too much furniture in the lounge/diner and the weird camera angles-it makes it look like they need to make it appear larger than it is. If that is your only area for eating (no room in the kitchen) then I would keep it as a dining area, but try and lose a little furniture to give a more spacious feel. Only tiny thing I picked up on from the pictures-do you have cereal boxes on top of cupboards? That instantly tells me there isn't enough storage space in the kitchen. People looking at the pictures with an interest in viewing may feel it looks smaller than perhaps it is?

    I can see where abbecer is coming from with the plants-whilst I too wouldn't pay extra for plants (that would probably go with the owner anyway) it's an overall initial kerbside impression. If someone had a quick drive past to guage the area, the initial outlook may make the difference between them deciding to book an internal viewing.
