There are no markings on the ground. I think the people who have a tendency to use it are people from the little courtyard further along and who have been in their houses since the estate was built so maybe they have clear copies. Everyone else probably have the bad copy like me.
So if they moved the issue may resolve itself 🤷♀️

Can you not just put a little metal sign on wooden stick with your House number on it. After checking LR deeds that the land belongs to you.

I may have not seen this mentioned but do you have Legal Protection with your home insurance?
Not sure if this issue would be covered as some LP policies don't include this.

Who added the red and black lines, and what do they denote?
A general Q - why would any dedicated 'visitor' spaces also be included within a property's curtilage? Why would these 'visitor' spaces also be 'owned' by individuals? Should they not be part of the service roads and surrounding land, looked after by the ManCo?

Somebody mentioned that maybe the 1st purchaser done a deal to include the visitors parking bay as theirs when they boutthe property.
The last owner said the bay was included in the sale but in the pack it says no parking bays or something like that.

If the deeds say it belongs to OP, I'd be inclined to put a sign up clarifying that and follow it with a lockable bollard if it still gets abused.0 -
You'd only need the deeds for either side to form a consensus though, wouldn't you?
I wouldn't expect houses much further away to even have it on the map let alone denote it's use.
Given this has been going on for years, £15 to settle it seems pretty reasonable. That's maybe 5 minutes of solicitors time.0 -

'owned' by individuals? Should they not be part of the service roads and surrounding land, looked after by the ManCo?The developer wouldn't necessarily want to retain ownership of land, or have the hassle of establishing a company to hold the odd bits of land for that development.
It is often easier and cheaper (particularly where there's a management co involved) for the residents as a whole if the bits of land having some communal function are palmed off onto the owners of the adjacent properties.
Who owns the land is largely irrelevant - it is what the legal status/rights/obligations of the land are that counts. It isn't that different to having a shared driveway…. you own the land, but what you can do with it is significantly restricted. And in the OP's case, the parking area looks like it has many similarities with a shared driveway.

As I mentioned that's if you can find the info on the deeds of the other properties that confirm whether the OP owns the bay or it's a dedicated visitor bay.
OP says that it's not the nextdoor neighbours that are parking there but people further up road

If the neighbours deeds don't mark it as being a visitor bay, then you've got 3 deeds pointing to it not being a visitors bay.
People parking in it from across the estate is weird, how do they know it's a visitor bay if it's unmarked? Are they just parking in an available space? Is parking so bad they need to do that instead of parking on the street somewhere?0
