Parking space problems
Hi
Not sure if this is the best place for this question and whether anyone will even be able to help.
I purchased a house in a 20 yr old estate over 3 years ago. It is an end terrace in a small courtyard which has 4 car parking spaces and 2 of those are marked in red on my title deeds.
After lots of reading I now realise a visitor space will be allocated to someone but its not their's. My issue is there is no "v" on my copy which is really poor quality.
Prior to seeing the Title Deeds I asked the owner which were his spaces and he said it was the one in front of the house and the one to the side of the house. On checking the questionnaire he did answer parking space not spaces.
After a few months someone was parking in our second space to the side and when I spoke to them they said it was a visitor's space and all the terrace houses on our side of the estate were allocated one space each.
As it is in a lot of places parking his horrendous and there is just nowhere to park.
Its so annoying I'm contemplating moving but worried I will have problem selling if someone sees they only have one space.
I will upload copes of deeds etc. First one is main Deeds, 2nd and 3rd are in addition to main Deeds from the builder.

You own the land under two of the spaces and there is no 'V' on any of the documents?
If so, it would appear both spaces are yours exclusively.
Has anyone shown you a plan which indicates the space to the side with a 'V' ?

The redline denotes your title and ownership and with no other indication the spaces may be shared it is down to those who think it is to prove it to you.
You could get the title plans for a few of your neighbours and see if there are any visitor spaces marked on their plan.0 -
Is the OP sure the photo they uploaded are the proper deeds?
My deeds mostly show my property and not the whole street/close or whatever.
OP looks to have drawn over a site plan of what they think is their property.
I could be wrong .

Checked OP history and this has been going on for a couple of years.

Hi and thanks for your comments.
To cover the above points. It started not long after I moved in and I first asked on here for advice about it but things settled down. Things have got really bad recently.
A neighbour verbally told me it was visitor parking.
That is the documents I got from my solictor minus the drawing in black pen which a friend did trying to help me see what was going on.
This is the full page. There are no "v"s visible on there due to the dreadful quality.

LR plan is at 1:1250 which is perfectly normal.

What could have happened is there was plans for a visitors space, but the first owner wanted two spaces so house was sold with the two spaces.

Were does no 15 and no.17 park their vehicles?
It looks like this is all set up to cause arguments from the start as to who owns what and who is allowed to park where.

My concern is that have I bought a house with only one space, due to the poor quality of the deeds, when I thought it had two spaces and that there are other people on the estate with clearer copies who will be able to prove that they are entitled to use it.
I'm hoping I can speak to a friend of my son's who is a solicitor in the hope that he can shed some light.

No 15 is joined to me and their space is outside their door right next to our "first" space. She used to rent the house but bought it from the landlord and I don't think she checked the docs as she was of the impression that she owned the space next to my "second " space but I think that space is no 17s.
They only have one car and use a space which they think is theirs but is no one's and is just a manoevering space.
Its absolute chaos. We have one car atm which is my son's and he is getting a work van shortly which is going to cause more chaos which is why I'm stressing again now.
