    You should look into all the rules, regulations and responsibilities around being a landlord.

    Also being a landlord of a single property is quite risky, as you are not spreading the risk of dodgy tenants etc over many properties.

    I've just found the listing.

    I would remove the photos of the back garden which show the properties behind. They emphasise the slope on the back garden and add nothing positive. Current picture 17 hides the slope to some extent so keep that.

    The lounge looks very stark. I didn't see the previous pictures, but your sofa is completely dominating the space both in size and colour. Picture 3 is the least worst angle in my opinion. If you can't swap it out, I'd at least add a cream throw and some bright cushions to lighten things up a bit. The floor looks really cold. In fact the whole property looks cold. Turn the fire on when you retake the pictures. You could try adding a modern looking rug to add some colour and make it look less stark.

    Is it possible to move the wardrobe in the main bedroom to the end wall? It looks really odd placed next to the bed.

    You may have gone too far in decluttering, it has the feel of a well maintained, but unloved rental property. No pictures on the walls. Get some pots of colour out the front. You can always take them with you.

    You need to get some people to come and look, yes they will find out the shortcomings when they get there, but someone may be prepared to overlook them, but you'll not sell if they're not coming through the door.

    OP, you only bought this property 3 years ago. I don't think property prices have gone up much, if at all, since then. I certainly don't think my house is worth any more today than it was 3 years ago.

    I don't know the property to look at the listing but yes there is a fine line between decluttering enough to attract buyers and making a home looked unlived in and too stark and uninviting.

    I think it's hard sometimes to view your own home objectively. I also haven't seen the photos, but do you have a friend who could come and give you some honest feedback and advice on anything you could do to make it look more attractive? You don't need to go spending out lots, check your local Freecycle site and see if anyone is getting rid of some throws/cushions/rugs if it needs a bit more of a cosy feel. Plants are another good one to make a home look more loved, both inside and out. And even a bright bunch of flowers in a vase on the table etc.

    I've just noticed you don't even have a lampshade on the bulb in the second bedroom. As I said before, it looks unloved.

    I’ve clicked onto your first thread on this, remembered and re-read my comments. If you are using the same photos as back then, then I’m not surprised you aren’t getting any viewings. Make a few changes (declutter, show some TLC, get furniture that fits rather than dominates) and retake the photos. There’s things you can’t change about the property but there are things you can. The photos I recall looked awful and really won’t tempt anyone to make a viewing.

    Thank you for taking the time to look at the listing. I do agree the back garden pictures are not great, the grass is normally greener and it looks better.

    With it being a bungalow you cant really place anything against an outside wall or you risk mould growth. That is why the wardrobe is in an odd position.

    I have never had lampshades. I prefer a nice designed LED bulb. But i know that is just me as many people have said the same as you

    I'm not sure why you believe you cant place anything against an external wall.

    A bungalow is no different to any other build in this sense!
