The Managing Agent is instructed by the Landlord. Their communications represents the landlord. When they have resigned and are sending out messages 'to shareholders' in the week after they resigned "with immediate effect", it's up to the landlord to sort it out.0

I have a data protection complaint against my local council currently being investigated by the government ombudsman. The ICO identified the data breach, so we have a strong case. The ultimate outcome might be an apology and £200 token payment. If you were hoping to take civil action it would cost you a fortune and be difficult to quantify your "loss" in money terms. We have also suffered from a property management company being mismanaged by the directors. Sadly the cost of legal action would outweigh any potential compensation and if one director were to be removed the remaining ones are no better. If you can identify where company director or secretary has acted against the interests of the company or in conflict with the terms in the articles of association maybe focus on achieving a sympathetic director. But you have to identify your ideal outcome. Since she has resigned are her actions the liability of the company? Pare down what your main achievable outcome(s) might be and focus on those. Anything else is a waste of emotional energy IMHO.It's not that I'm unsympathetic but I've just had to temper my expectations through slow experience. So my advice is to focus on what you are hoping to achieve as an outcome. It will feel as though you are having to let some issues slide; that has been our reality.0
