Need help with knowing boundaries of property we are buying

    Think I'm back to what I already said, a few posts up thread... boundary surveyor or chat with the neighbour. 

    Whether they know, or agree where the  boundary is, is another matter. 

    If there's any process between that and "going legal", I'm not sure what it is.

    are the boundary surveyors different than normal surveyors, are their findings binding i presume not

    Not sure what there is to clarify - looks pretty clear that the boundary is the outer side of their wall, so the flue is encroaching in "your" house's airspace.

    What do you want to do about it? You've just said it probably isn't a problem. In which case you don't need to do anything.

    only worry is  we wish to extend over the garage , planners have sought varying distance to be inset 1 met to 4 met, we were hoping to apply to go about 2 metres from their wall , whether that flu overhanging will play a part , am not sure we are also seeking clarity about front ledge which is more than a metre wide

    The neighbours keep the flue, or you ask them to move it. I'll put money on them saying no. You'll all argue, then nothing happens until you spend loads taking it to court.

    But if you're building 2m away from it, is it a problem?

    And I still don't know what the front ledge is. Can you post a photo of it.

    I'd be double checking, where they're hoping to build that extension too.

    Well that's more of a planning question, which you'd have even if the neighbours had the right to have the flue there.

    I'm not 100% convinced the plan is accurate, beyond showing the approximate location of the general boundary.  It wouldn't surprise me if it turned out the true legal boundary was the low wall next to the drive of the property the OP is looking at, if that lines up with the garage wall.  Or else somewhere between the two.

    I definitely wouldn't be complaining to the neighbour about their encroaching flue until I'd done more research.

    Is there a way to confirm accuracy  of the plans because pictures  in land registry  documents are same, showing their wall as the boundary,  the low wall does line up with garage wall but is 1.2 metres wide and through the length  of the garage there's foliage between  two properties. at the rear the boundary  of house we are looking  at is about a metre away from the garage wall
