Try paying every other bill just a few days late every month and see how you get on. Mobile phone, council tax etc. See who gets really pee'd off first. Or seriously, start to budget and pay on time.

It’s going to be an issue every month for the next year, other than February. I’d make the landlord and agent aware. Provided they are both aware and you don’t pay any later than the end of the month, I can’t see any action that they can take.

Offer 5 days rent on the 27th, then ask to start paying a full month on the 1st.
Exactly this - dead easy to sort.

Rent will always be due on the 27th, but because you've paid the difference you will never fall into arrears.

Just put the money aside on pay day so you always have it on the 27.
    Yep, that is the solution.

No, its the full months rent that's due on the 1st, not just day by day (nor 5 days by 5 days). This might be something the LL is willing to accept but not something they have to. As such, by paying 85% of your rent late every month, OP would certainly be in arrears. Not enough for the mandatory S8G8 but can be under the other discretionary Section 8 grounds for persistently being late.

It would have been better if the OP had not assumed it would be okay to pay the rent late.

They should have clarified the position before agreeing to rent.

They must have known the date the rent would due and the date that that got paid could be a problem.

Alternatively OP - just pay 1 month + 5 days on the 27th as one payment and then continue to pay on the 1st of each month moving forward.

I would be amazed a S8 would get granted on such a discretionary ground like this - but like you say, there is always that risk.
