Contract states rent is due 27th of each month but I don’t always get paid on that date.

Options
We are a month in for our New Rental and the contract states rent to be paid to letting agent on the 27th but I don’t always get paid at that time. It’s normally the last working day. I deal with LL for house but agent in terms of rent/contract. I did contact them via email asking if this would be an issue. But no reply. Could this cause an issue at all do you think. My old place where I was there 10 years never had an issue. They use to send invoice and then I paid end of month. With no issues as that’s when I’m paid.

Just put the money aside on pay day so you always have it on the 27.

Yes, persistently paying your rent late is a problem, especially if you hope to remain living in the property longer term. Had your previously landlord put in the reference that you were persistently late paying the rent then many landlords wouldn’t have touched you with a 10’ barge pole.

Either learn to budget your money properly so that when you get paid on the last day of the month you set the rent aside to be paid on the 27th of the following money or ask, and they have no obligation to do this, your landlord if the rent payment date can be changed to the 1st of the month.

How do you plan to do that if they don't get paid until after the rent is due?

Their salary comes in on the 29th and goes straight out (late) for rent, not many have the cashflow to put another months rent away until the 27th comes around again.

@Tabieth and @Flugelhorn both of your suggestions assume the OP has sufficient extra funds to put another months rent away and not touch it.

I’ve assumed the OP isn’t in rent arrears already. I’ve also assumed the OP gets paid once per calendar month and has to pay rent once per calendar month. I didn’t read anything to suggest otherwise. If there are no rent arrears then the actual dates are irrelevant. The OP just needs to manage their money.

If the OP is in rent arrears however, then they need a plan to manage that.

The OP being utterly !!!!!! at budgeting isn't the landlords issue. They signed a contract, fully aware of the terms, its frankly shocking they have made it this far into adulthood without encountering responsibility but its not just OP, EVERYONE that rents has to pay rent on time... regardless of when we get paid.

We have a separate bank account that every month only rent automatically transfers to on payment day so it cannot go out or be accidentally spent... as an adult you are suppose to have 3-6 months rent in savings for basic emergencies, if you don't your really living way above your means and shouldn't have signed up to a payment contract you had no way or intention of upholding.

Based on their other threads, the OP left a previous rental with a reasonably generous overlap of rent dates.  They should also be getting deposit returned from the previous place.  It would suggest there are sufficient finances once the dust settles to afford to retain at least a month rent in hand and it would be sensible to do so anyway.

Most rational landlord or agents will be happy being paid a few days late.  But being rational ain't a requirement for being a landlord or agent.

Assuming England, beware that just being 1p underpaid for rent for 1 day is a valid ground for eviction:  unlikely but possible(ground 10 section 8 - Thatcher).

Will you need reference from either landlord or agent?

    Best wishes to all.

Either save up so you do have enough to pay each month on the 27th, or ask the agent if you can have your contract changed to pay on the 1st of each month. This might involve an admin fee.

Why on earth did you sign a contract to pay rent on the 27th when you haven't got money to pay the rent in this date???

Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
