I'm not sure what you mean by there being no other agents, there are usually a few covering any area. It may be worth seeing if there's a local community facebook group to ask for agent recommendations.

It may be worth seeing if there's a local community facebook group to ask for agent recommendations.Agent A has said to wait for another 6 weeks and see what the market will do - normally I would but Agent B (sales rep) is not motivated etcI have spoken to a most of the agents in my area hence I am with my current Agency and had hoped Agent A will also take this property on but now they cannot, I don't think Agent B will do anything different.Sightly off topic, if a listing says ' this property has been removed by the agent' that does not mean it has been SOLD, does it?

It could mean the agent is no longer acting for the vendor or the vendor no longer wants to sell the propertyIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales1

Assuming it's not a high end property, 2 viewings in 3 weeks suggests that either the listing is poor, the price is way too high, or there's just low demand for the type of property you are selling (or possibly a combination of all of them).
We must have had 20+ viewings on our house when we sold it last year, about half done by the EA and half by me. The first and second time we sold was to someone I showed round. When we viewed other properties, it was always the ones with the owner where you found out more about the property. I'm not really sure of the value of EA's to be honest, other than they can filter out the waste of timers, and help with the process.4 -
The agreement from the EA I am looking to instruct, is this standard ? and the paragraph reads:'Contract
If any part of this contract is held unenforceable or invalid the remaining parts of this contract shall be enforceable and valid. This agreement shall be subject to the laws of England & Wales.'
