When to have a discussion with the estate agent if there is only 2 viewings in the past 3 weeks? and I am now regretting using this branch.

I thought you'd had 3 offers?2

And according to your other thread this morning you have a buyer?1

So you have been on the market 3 weeks and had 2 viewings but 3 offers?Have you not accepted the offer from the buyer under offer as you posted about selling them 2nd hand goods (on that note my house and many buyers I know of came with the left behind appliances for free... its not really a benefit to me as I have my own, it just saved the seller disconnecting a moving/disposing of them).1

The EA I am using has 4 offices near both of my properties, hence I had asked the person/ agent A, who is handling my (now sold) property, to value my other property, I was told that the property would be marketed but another office in the understanding the Agent A will still be doing the viewings etc, . I had asked agent (A) during the valuation, how many registered viewers they have in mind? agent A said that they have 2 people in mind and was told that they have other offices they can do xyz.Since then I have found out that there has only been 2 viewings and A is not dealing with the viewings The agent (B) who have over 20 years experience, do not seem to be aware of some of the key things about how to increase the chance of getting the property listing etc .otherwise, unlikely to get any viewings and let alone sell my property and could be more proactive.Knowing all of this about B, when I tried to sell last year, I did not go with B / branch as I did not want to use B but because I have met A I decided to ask for A to value my (unsold) property.I understand buyers will contact the agent if they want to view, so it should not matter which EA it is listed with. From my view point, I need an EA who has registered buyers and are looking for my type of property. I am sure what are my options, whether I can ask, again for A to do the viewings as they are not based in that office and may not get the commission or they have already said they do not want to tread on other people's toes. My other worry is that the lease will be one year less and with summer approaching the market will be even slower. My question how do I get A to carry out the viewings for this property? Should I speak with A again and see whether A is reluctant because they cannot ? or they will not get the commission or something else? A's boss is not very understanding. I am struggling to find another EA to proactively market my property as it is at the lower end of the market.

Appreciate the replies, I was on autopilot when I was completing the form. EA has confirmed that the Buyer has made no request for any of my items. as they probably have their own. Is it best to leave the items until after exchange to remove them just in case the offer is withdraw and need to relist the property?
You are simply tying yourself up in knots. Being economical with the truth.0 -

Being economical with the truth.Yes, that was for a different property which the offer has been accepted and on the internet the EA has market as SOLDThis post is for a DIFFERENT property which I have had 2 viewings with this agent and I have added more information at '7 June at 6:27PM to see whether I can change to the agent (person) in the same organisation (EA) who has managed my other property,

ReadySteadyPop said:All EA`s will have registered buyers but buyers will be looking at only the best deals now since borrowing rates went up.I have to use an agency as I need a middle person to sell.I was avoiding this EA as I was / am still not confident with the Agent B (person), I have chatted with them recently and they are not aware of some of the changes in the lease extension and at their request I have emailed them the information.I went with this EA (as it was a different branch and a different agent, A. I had a sense that A can sell my property (F/H) and I had asked A, whether they can value and do the viewings on my other property (LH). A had agreed, and explained their plan and seemed confident. After the valuation, A had slowly pulled away as I think A wants to concentrate on the property (FH) which is now under offer within 2 - 3 weeks. A says they will support the other agent, B to sell the leasehold from what I know A is not getting involved. I am nervous as agent B is not proactive and does not understand leases so my chances are less than slim with B.Is it worth going to their senior and explain my situation or speak with A first and find out if A wants to take on my leasehold property and discuss the approach ? In business it is all about money / profit and I think A is not getting involve as they will not get the commission as the LH is marketed at a different office and not theirs. I am finding it hard to find another EA but will look again if I can terminate the contract early.
