Unless these are specialists properties at the higher end of the market, the high street EA's a re pretty much ten a penny. Realistically, most of their buyers will be walk ins (physically or figuratively), either from a shop window or Rightmove. There won't be many in the current market who have long lists of buyers sat around waiting for your property to go on the market and fulfil their every dream.
Assuming it's not a high end property, 2 viewings in 3 weeks suggests that either the listing is poor, the price is way too high, or there's just low demand for the type of property you are selling (or possibly a combination of all of them).
We must have had 20+ viewings on our house when we sold it last year, about half done by the EA and half by me. The first and second time we sold was to someone I showed round. When we viewed other properties, it was always the ones with the owner where you found out more about the property. I'm not really sure of the value of EA's to be honest, other than they can filter out the waste of timers, and help with the process.1 -

My property is priced at the lower end. From looking at how long it had taken the other property to sell on the estate, I know that it will not be quick (less than 6 months) / easy (reliable EA) to sell. My EA has took on another property on the same estate and priced by a different agent at £45K more. Hence, my earlier post of how to ditch this EA, I will have a chat with them but the tricky part is there are no alternative agent. Do buyers get bothered if the seller changes agent?0

I am still with this EA , after 4 weeks, agent A, who had found a buyer for my FH, they will find out whether they can take over from Agent B how is marketing my LH., BUt 'no' agent A can be there for support (ie no change) I called today and told them that I am thinking of serving notice. I don't have many EA to choose from, as last August I was waiting for summer to be over and then market and had to delay and this time around I sense that if I do not get it sold before end of July (unlikely) it will repeat itself. I guess I have to stay with the EA? as I may not be available to find another EA.0

With the leasehold, most viewers are not aware that they can extend the lease as soon as they own the property and for some reason the Agent (B) is not passing this information on..

ReadySteadyPop said:Yes, you would think that the agent would be stressing this point?I wish Agent B is stressing..There were two offers which they only told me after it did go any further, I thought they are suppose to me when there is an offer?Last week, I had asked Agent A from Agent B can they take over the (LH)'s marketing (same estate agency but a different office) and they are still waiting for an update..
