Just to clear any doubts, I’m talking on behalf of my friend.

there is an update, the property will be sold in a few weeks and there will be a £50,000 loss. A car is also planned to be purchased once existing PCP ends. Looking to purchase a used high end performance car.

the plan is to rent for 1 year and save up for a deposit. The deposit will be around 10% and the property purchase price between £800,000-£1200000
Tell your friend good luck with that, with ongoing high rent, car, gym, holiday expenses, a girlfriend out of work and looking to buy in an expensive area.  Does he do the lottery?
Also curious as to how a hard to sell flat is now selling in a matter of weeks?
Their decision has been made. I tried to voice my concerns (echoed by others on here) but it was falling on deaf ears.

He also mentioned a potential purchase of a £95,000 car. It is concerning as he has no financial safe guards in place but it’s his decision

    Then leave him to it.

If you've voiced your concerns and he still isn't listening there's nothing more you can do.

Other than make a serious vow NOT to lend him any money at any point from now on, no matter how much he pleads. Oh, and make a note of the phone number of StepChange, Citizens Advice and other free debt advice organisations, as well as the link to the Debt Free Wannabe forum here for when things go dreadfully wrong.

Your friend needs better taste in fiancés... the fiancé sounds like the sponging type.

They have a HUGE income after tax, a cheap mortgage, and could have avoided negative equity by overpaying the mortgage.

But as the fiance has no job then I hope your friend puts his foot down over the holiday.
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
