    OP appears very unlucky to have so many different problems with tenants, neighbours, purchasing &/selling property over last few months.

    In fact the OP was buying a house in Feb 2025...

    The OP started out 'asking for a friend' but then changed to being the person asking.

    What is the real story to this?

    The OP also bought a Prius in November and the "friend" has a car on lease but they now appear to be the same person.

    It's all a bit odd to say the least.

    If the OP / friend moves into a rented property in a nicer area but the flat is not sold, what will happen with the current flat.

    There is indication that the current flat cannot be let out because of restrictions on the mortgage.

    Does that mean the flat will be left vacant?  That would mean more Council Tax.  Possible insurance challenges.

    The OP/ friend plus partner needs to work out their budget and priorities as a couple.
    There is reference to an expensive car lease, which will increase at renewal.
    There is mention of expensive gym membership.
    Expensive holidays 
    These are choices that may not be compatible with the new home in a nicer area within the current income constraints.

    Point out to her that  her not earning means all plans for the future are on hold until she is earning again.

    The first thing she should figure out is that you can’t demand to move house, have nice holidays, expensive gym membership, etc if you aren’t working and can’t afford it!

    It seems crazy to come off the property ladder to rent at double the price. Have you worked out a budget to see how much you will be able to save each month and at what point in time you will have a deposit for a place in the desired area?
  • As Pollycat says, this is all very odd, the OP says ‘asking for a friend’ then replies throughout the discussion as though he/she has the dilemma.
    If it is the OP,  from previous posts, they only bought their current property in February, and also own a rental property, if it’s all true then sell the rental to fund the girlfriend’s aspirations!
  • Just to clear any doubts, I’m talking on behalf of my friend.

    there is an update, the property will be sold in a few weeks and there will be a £50,000 loss. A car is also planned to be purchased once existing PCP ends. Looking to purchase a used high end performance car.

    the plan is to rent for 1 year and save up for a deposit. The deposit will be around 10% and the property purchase price between £800,000-£1200000
