No Estate agent will take your offer seriously and agree a sale with you if your house isn't even on the market and no sale agreed. You have to accept that you are not in a position to proceed, so it doesn't matter how much over the asking price you offer unfortunately.2

But, please present yourself to Estate Agents as more decisive and focussed than you do on this thread. If EAs are seeing what I'm seeing, then it's possible that as well will lead to them not taking you seriously.0 -

So let’s be clear I asked the agent for a valuation. I was ignored
I asked for update on offer ignored
So I’d have to get on market with somebody else. And no point if they won’t reply? I only require a home report I had the photography done in 2024.I also said I wasn’t on market before viewings made it clear I was only viewing if they never wanted a first time buyer. They told me they wanted the highest offers. Last year it was a first time buyer.Anyway I did agree a sale last year without being on market plenty secure a house before selling these days. If it’s a fixed price or on market a while the chances are higher. I choose not to go for that one but to say I can’t buy is non sense. They agreed a sale**0 -
