    what has your solicitor said? did they advise to go direct in with an offer rather than a note of interest?

    Did you get your solicitor to put in an offer?  The acceptance will be put through them.

    I think so I offered £25 grand over home report price in Scotland hoping that would sway the deal. Fact they have delayed accepting has gave me doubts about going ahead. Don’t think they will get anything 10k over.

    Yes I decided to go max budget I really expected them to accept to be honest. Previous ones sold no more than 10-12 over. The silence on it has put me off to be honest? The agent is still previewing the house on Facebook to get interest. Agent made no effort to value my house despite me asking 
    For your future self, only do this with conditions eg, "take it off the market immediately". You're £25K over offer is now being used by the EA to try get higher offers for their client.
    Yes I think that sounds about right I should have said that

    Question is will somebody pay more than £25 over though I am sure they can’t disclose the offer to anyone else?

    I guess I can pull out of it takes a week anyway as there’s been no solicitor offer yet?

    Yes. Note, they didn't like my offer. Not because of the financial amount offered, but because of other details. But, they accepted it and I am typing this in the house. 

    As for your question about pulling out - you can do so at any point right up to exchange. You can certainly withdraw your offer now if you want. It might be best to be polite about that, as a new property might come up with the same estate agent. If I were you, I might politely enquire about the status of your offer and when you will hear an answer. As there are other properties you are interested in.

    Still not heard seemingly it can take upto a week according to google. They also like you being on market and sold that said I doubt anybody would pay £25 over I reckon 10k over at best.
