We have to ask, why are people are paying for storage at all?

If your house isn't registered with the Land Registry, it's very important to keep them safe and storage is often seen as the best way to do that.

Ours are in a cupboard about 6ft away from me!

It's not an envelope, it a bunch of envelopes and legal forms in a plastic bag that's bigger than a loaf of bread.

We were expecting a letter stating we now owned the house, but it's all the previous transfers too which adds up to quite ab it of paperwork.

The deeds were only released to us once the Lnad Registry people had been informed ( Scotland)

Best thing to do - but in the meantime, keep the deeds safe.

  • We recently paid off our mortgage with Nationwide. They advised us to leave £1.00 owing and they would store our deeds for free as part of their mortgage retention scheme.

I am quite happy about this, but not as happy as I am that we don't have a mortgage any more!

Sorry, I haven't read the whole thread but we found recently that a mortgage which was taken out with the Leeds had been taken over by Halifax and they couldn't find the original deeds. Solicitors can download copies but it did cause a delay to our house purchase. Now that so many mergers have taken place we decided that it was safer to lodge our deeds with the solicitor who has dealt with our wills etc. They are doing this without charge. There's no guarantee that the original building society are still in existence so it might be worth considering especially if they are charging for storage. (I also requested a letter confirming that the mortgage was completed as it doesn't seem to be done unless requested and I also have a letter from the solicitor confirming that they are storing the deeds. For what it is worth, I use a specialist company to store my deeds and other important files such as my will, insurance documents, important family photos and a few other bits. The cost is very cheap and the company I use will also scan and digitise everything (at extra cost) so you will always have an electronic copy. I feel much better knowing they are all stored securely in a vault and I don't have to worry about some of these things being at home and getting stolen or lost.

The company I use for storage is Archive Management Systems but there are lots of similar companies about.

Hope this helps some of you.

You can access anyone's deeds through Land Registry (as long as the property is registered) - it cost about £2.50! I got my Mum's neighbours so I could check out some boundary issues (it even showed me who their mortgage was with).

If you go to www.landregistry.gov.uk and select 'find a property' you can indeed search for information they hold on any property.

However, it now costs £4 for a copy of the Title register, a further £4 for a copy of the Title plan and an additional £6.50 (exl. VAT) for a copy of the Flood Risk Indicator result.

All of these can be purchased online but you will need to register in order to create an account before purchasing.

Please Note - the copy sent will not be an 'official copy'. (n 'official copy' is admissable in evidence in a court to the same extent as the original.)To obtain that you will need to complete form OC1 and the current charge is £8 per document.

    Hope this is helpful.
