Have you started eviction proceedings for your tenant?The house has to be genuinely marketed for sale, with a sitting tenant your pool of potential buyers is much smaller and value lower.Whilst it's a judgment call I wouldn't be surprised if the DWP were to question whether the property is genuinely up for sale unless you are already in the process of removing your tenant.1

Agree with the comment by kaMelo eviction can be a very long process and the DWP may want proof that the tenants are leaving and you can sell the house.0

PIP assessment not UC - PIP is not means tested as far as I'm aware so regardless of how much miney or houses you have you can still get this benefit.Lunasun said:

I can not apply for a carer for my husband as I look after my mum who has dimentia.
i only applied to look after her few months ago,when my husband became unwell.
i must look after my mum no matter if i will get care allowance or not,but when someone gave me advice I thought while situation is unclear I better do.

Hello,thank you for replying,he had an assessment,it’s called LCWRA,is that mean that he already had his PIP assessment as well?
Or PIP assessment is different?
P.S.I have spoken with the family member,if worst case scenario comes,I am ready that houses be
repossessed,and than rent privately.
In that case UC won’t say that we have capitals.

PIP is a completely different benefit which includes another assessment.
A property being repossessed doesn’t mean you won’t receive any money that maybe owed to you, if there’s capital in the properties.1 -

that’s why I was thinking if UC can help.As far as discussion went well,we are not eligible.Lets banks take what they owes.

Did you fully exhaust any options for benefits that are not means tested?
I also note the reluctance to sell the property, but doing nothing and allowing the banks to re-possess is in effect an alternative route to the same outcome (disposal of the property) but may not realise the same amount for yourself and will have impacts on your future borrowing capacity.
If this is where your mindset is at the moment, you may benefit from visiting the Debtfree Wanabee areas of this forum to seek advice.0 -
If bank reprocess & the sale price is less than the mortgage, then they still owe the difference. Given a repossession will kill the op ability to get credit. It is not a route to ponder on lightly.Grumpy_chap said:

Yes I agree it’s so unfair. I have been dismissed as a critical care nurse on the grounds of ill health. I am single , no kids but have 23 years left on my mortgage (it is a 28 year mortgage ) I am getting new style ESA support group and was told as it’s not means tested I am not eligible for any UC even though my mortgage is £1700 a month and I can’t even get an SMI loan or rent a room out as it’s London and a one bedroom house. I live alone in this home and don’t own any other properties just this one I live In. It took me over 20 years when I was working to save for a 10% deposit and now I am so upset as I will now face getting the home repossessed as it has no central heating so no one wants to even buy it. It’s seems so strange that instead of giving someone a SMI that I pay back when better that they would rather give me a free council house which doesn’t seem to make financial sense for the government (as the SMI you pay back ) Very very strange rules. I even aoplied for a council tax reduction twice but they said I’m not eligible. Why cant you claim UC? I assume savings/capital. If this is the case once your savings is less than £16K then you can claim.books123 said:
