    My point was that if the OP is sending an undercover 3rd party to view the property to see how the agent and ex are handling the viewings, then it'd need to be someone the ex doesn't know. For example it couldn't be a sister or her best friend.

    I don't think price is the issue for reasons we've beaten to death, so I'm trying to figure out what the real issue is. It's pretty common that when you've got a difficult ex in the property that they are less than helpful with viewers and putting people off. It's also common that if the agent doing the viewings is disinterested or clueless it can hinder things. You can't find out if either is happening without getting feedback that bypasses them.

    So instead of banging the tedious price drum, lets try and actually help the OP, eh?

    The OP acknowledged themselves that price is probably the issue, suggesting ways to ignore the facts instead of just dealing with the reality doesn`t help anyone.

    Neither myself or my ex are in the property during the viewings and i always check the house myself before the viewing and it's always clean and tidy with no clutter.

    We had an offer for £150k which we accepted and then a few days later they pulled out because they had decided the stamp duty tax was going to cost too much! 

    So now for the 4th time we have accepted an offer of £147k! We are both so depressed about it that we are just willing to take anything at this point. We are apparently waiting for the buyers solicitors details and we can get the ball rolling but to be honest i'm not hopeful. We've had such a run of bad luck lately that i can't get my hopes up.

    If this 4th offer backs out then i really don't know how i could be that unlucky or what else i could really do

    Stamp Duty In England for most on a £150k purchase is £500, FTB's £0, and second home buyers £1,750. Sounds iffy as an excuse. Good luck with this new buyer.

    Sadly it seems that in England a few failed attempts is almost normal now.

    Many people these days are really stretching when they borrow for a house, so maybe some truth in it.

    Price is the issue, this present offer is 30k below the original valuation.

    Yes the new buyers are FTB. They apparently had another viewing of the house on Saturday so they could show round some family. I am supposed to be hearing from the sale progression team today. When i spoke to the EA on Friday morning they said the buyers were popping in with ID and the contact details for the solicitor and then the sales progression team would be in touch today as they don't work over the weekends. I haven't heard from them yet but it's still early. I'm really not getting my hopes up though just incase
