i bought a house in scotland 2022 - all done and dusted in 4 weekssellers in scotland have to pay for home buyers report survey themselves upfront so all buyers know what they are buyingput my sealed bid in / seller went with me / was not told what the other bids were / if i pulled out after my bid i would have to pay 10% of the asking price to the sellergreat system / no gazumping and no buyers remorse.

The second was from the people who actually bought the house, who were happy to share it with us and we sent them a copy of the first survey. They were similar. It was a slightly scary story if you didn't know a bit about houses, but fortunately our second buyers knew what they were doing. I would just ask the buyer if they'd share the report with you, it's worthless to them.An answer isn't spam just because you don't like it......0 -
Well, I can see we've been very fortunate after reading these stories!
We moved from RAF married quarters into our forever home 30 years ago, and are still here with no intentions of moving.
Our only glitchy experience was with the estate agent we asked to arrange viewings for two houses we liked the look of. Never got back to us. My theory was that they thought that first time buyers asking to view 4 bed houses couldn't be serious. Both of the sellers were also RAF, who needed quick sales due to being posted away - and when I told them that we had asked to view, but had been blanked, well.... let's just say that must have resulted in a very interesting conversation with the EA.

It's happened 3 times to us now.
1st buyer pulled out two weeks after offer accepted. Decided it needed too much work.
2nd buyer pulled out after being incredibly slow for 4 months. Said it was the survey but he knew the work it needed. FTB with cold feet we think.
3rd buyer - a developer who was a cash buyer. Got as far as Exchange and Completion set for the same date in early December. Never happened and for 2 days no one could get hold of him. Turned out that he had health problems and had been in hospital and no longer able to proceed.
Back on the market now - hopefully 4th time lucky. Just so so stressful. Luckily we are in temporary accommodation and so until the money is in the bank we are not viewing anything to move into.
I'm hoping 3rd time lucky for us but you never know. I'll be very sad if we lose our house but whats meant to be will be.1 -

I've now come to terms with the fact we will have to find an extra £2500 stamp duty for completing after March 250 -

Quick update!
Our Seller is giving us until 23rd Jan to find a new buyer which is better than I could have asked for.
We have a viewing booked for Wednesday so fingers crossed.2 -

Update!
We have had a good offer and has sent mortgage in principle to EA but she is still waiting for proof of funds for deposit as this is coming from equity in a house she owns with ex as he is buying her out but Christmas has delayed the documents needed to release the equity.
We have accepted the offer subject to proof of funds however we aren't taking the advert down until we have this so still allowing other viewings to go ahead incase.
