Massive Difference in Broadband Offer for Me and Neighbour

First post after a long time away and losing original log in details.
Couldn't see anything specifically on this subject whilst searching so apologies if there is already a thread.
I'm looking at changing my broadband but came across a slightly separate issue.
When I go to price comparison sites and enter my address, the fastest speed that is being offered is 75mbs.
If I change that address to my next door neighbour, the fastest speed jumps to a whopping 1600mbs (1.6gbps)
Hopefully screenshots attached. I've added a maps photo too. House on left side of pic and house behind hedge are the two in question.
I assuming that's a telecoms box on the pavement.
I'm also making the guess that the speed differences are something outside of the properties but does anyone know what would cause such wide differences?
And whether anything can be done about it?

Serviced by different cabinets? There has to be a boundary somewhere.1

Search that to see what is available (FTTP or FTTC) for each address and which cabinet they are on. The Broadband comparison checkers are not always accurate. But I would like to think that someone can offer FTTP (Fibre to The Premises) for a lot less than £70/ month!

Maybe the comparison sites are not right about everyone getting speedy speeds.Guess there's no way of getting the cabinet upgraded? I'm not clued up on whether that's a process you can go down.0

The cabinet number is irrelevant for FTTP connections. Look for a line that says 'FTTP is available and a new ONT can be ordered' which will tell you if fibre is available at the address.0

Are they both "single dwellings" or is either a multiple, (aka flats). Would make a difference if a block had been fibre-cabled ready for individual connections and the other not.0

I had the same issue where my next door neighbour could get it but I couldn't. For some reason they had put fibre to the 2 other poles in street but not mine so just 5 houses did not have fibre. As it turns out they had run the fibre from the cabinet past our pole to the other pole which did not make sense so I petitioned Openreach to look into it. Fortunately they did and I now have fibre. It's worth investigating the cabinets to see if you can find a pattern.0
