Request advice on roof repair please

Actually yes, he was doing gutter cleaning and for my neighbours also asked him to clean our gutter. From inside I can’t spot the day light coming through in the front side of the house but the in back side I can see a day light right at the end near the gutter. Also the membrane which I can see from loft is tearable. Worn out probably.The guy who took the picture says battens and membrane are in terrible condition and needs full replacement when I spoke with him over phone.
The survey didn’t really highlight this issue. He didn’t get on the loft took pictures using drone but didn’t highlight these0 -
Looking more closely at the photo, I'd agree that a couple of tiles have been pushed back up the roof. It's really easy to do if they haven't been nailed.jimbog said:Very odd. It looks like there are markings at the bottom where a tile has been slid out recently.
Was the individual who cleaned the gutter happened to be 'in the neighbourhood doing work for a neighbour'?

I know you are not an expert but you should be able to get an idea of the state of the roof from the inside, especially if it is supposedly in 'terrible condition' .0 -
It'll take longer to put up the ladder than it'll take to slide those 2 tiles back into place.0

I see from your post you've got his phone number. Call him and tell him to come and pull down the tiles he pushed up to make you think a new roof was needed.1

What you need is another opinion, from a recommended, reputable roofer in your 'hood.As asked by others - did your buyer's survey mention the roof condition? Are these missing tiles visible from the ground? Was a drone used by your surveyor? What level of survey did you have?0

I don't think the tiles are missing. He's just pushed a couple up enough to take a photo. Quite a common con.2
