Finally got it done. Took the box off in the kitchen and could pull the pipe out, my son had brought some fittings and managed to change the rubber seal happy days. Thanks for your tips and advice much appreciated.2

Might be worthwhile putting an inspection hatch in where the pipe comes down from the bathroom. Assuming that bung on the tee can be removed, it gives you a rodding point to clear any blockages.
