Atrocious Management Company first time buyer PLEASE HELP

I'm going through my first time purchase in London. Offer accepted in April and from then the solicitors are doing their job. Issue is that the management company, FIRSTPORT, do not reply to the sellers solicitor with regards to the outstanding inquiries from my solicitor. They say they are not responsible for such queries and they direct the sellers solicitor to the freeholder. They give no contact details of the freeholder though and the sellers solicitor cannot contact them. This situation is going for more than two months and we are stuck. I'm extremely stressed and even thinking of pulling out because this is like a red flag to me.
1. What do you advise me to do?
2. What can I do to ensure these inquiries will be dealt with?
3. I have paid a deposit of 500£ to the solicitor and I own them 2.3K more. What do I need to pay if I pull out?
Please help me as I'm extremely stressed 😥

Their terms of business should tell you. What do they say?
  • Terms of business of who do you mean? My solicitors?

What type of queries are they?
  • My solicitors main concern is that they need something called a certificate of compliance from the landlord in order to register my ownership at Land Registry, and they currently have no details of how we are to obtain this. The management company say they are not responsible to provide this to the sellers solicitor and that they need to speak to the landlord and the landlord says the same that the management company is responsible for this! That is one of the queries.... I'm so stressed I may need to pull out due to the incompetence of these people in Firstport

    What do I do?
  • @user1977 I checked the terms and conditions and it actually says they will need to charge not the full amount but definitely a percentage depending on the time they have spent on the file! That's really at the discretion of the solicitor to decide that looks like ... I really want the flat but I'm concerned I'll have the same issues when I try to sell the property and I will not

I'd be thinking, if the management company is like this now, what on earth will they be like once I am one of their captive leaseholders?
  • @BonaDea I know right this is what I'm thinking too! They are creating so many issues from day 1 and this is a red flag. Shall I just lose my money and pull out? I'm very stressed really
  • I'm sure someone more knowledgeable than the current comments including mine will come along soon but my first thought is why should either the Freeholder or the Management company spend any money (their time) assisting a purchaser of one of the leasehold flats ?
