Note:I'm FTB, not an expert, all my comments are from personal experience and not a professional advice.Mortgage debt start date = 25/10/2024 = 175k (5.44% interest rate, 20 year term)
Q4/2024 = 139.3k (5.19% interest rate)
Q1/2025 = 125.3k (interest rate dropped from 5.19% - 4.69%)
Q2/2025 = 109.2K (interest rate 4.44%)0 -

Some folk will avoid 13's, some will seek them out, most folk won't care.
If you change it to a name or 12B you're just going to cause problems getting deliveries.
If you don't want to live in a 13, rescind the offer and find somwhere else. You're not going to get a deeper discount on it. The seller is more likely to think you're an idiot and find a better buyer.
