    8 weeks since formal complaint made to the supplier.  Or earlier if the supplier agrees that it won't be resolved and issues a deadlock letter.

    E-on have logged complaint Jul 4th. I will log complaint with Ombudsman on 4th Sept.

    In your position I would find a new buyer; the type of electricity tariff a house is on seems a ridiculous sticking point for a house sale.

    The OP seems to be suggesting that being on an E7 tariff improves the EPC - sufficient to allow letting when it isn't at the moment.

    I know the heating system type (so storage heaters most likely) counts towards EPC, but I didn't think the tariff type did.

    Some EPC supplier websites say the EPC reflects the cost of running not just the relative type of heating and likely energy consumption - it reflects tariff too.

    E.g. from quick google on one firms site

    "The reason is, the EPC rating is based on the running costs to provide heating and hot water to the home."

    And their example EPC gives estimates in £ not just kWh.
  • An EPC doesn't take into account the tariff you are on. Would be even more nonsensical if it did.

    Also, the EPC never used to take into account the low running costs of a heat pump compared to direct electrical heating (e.g. panel heaters).  There was a promise that this would be fixed but I don't know if it ever was.

    If a landlord buys the property he would not be able to rent the flat on a F rating. My buyer, landlord, cash buyer has given me the highest offer. I have been lead to believe the tariff is taken into account. A computer assessment does not take the tariff into account, but assessed manually it does. I do not have storage heaters.

    If you don't have storage heaters, then how does E7 help improve the rating?  By itself it isn't necessarily cheaper or any more efficient than a flat tariff.

    I find it impossible to believe that an Economy 7 tariff without storage heaters could possibly affect your EPC rating for the better.  If it did have an effect, it should really make it worse because you will probably pay more for your electricity, on average, than on a single rate tariff. 

    Also, I don't think there is a distinction between a "computer" and a "manual" assessment.  A real human being will visit your property, examine various aspects of its energy efficiency and enter these into a computer.  The computer then calculates your EPC rating.
