Land registry map is missing a shed

Refer to the TA6 form that your solicitor will forward to you from the sellers to see what the state of play with the shed is. If it is a standard wooden garden shed I would expect that it should be noted on the form and they will either state that they are leaving it (most likely), or taking it away. If it's a solid brick built job though it would be fairly unlikely to go anywhere!🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

All your replies have helped understand the situation, I'm a FTB so still learningMy property, over the years, has had brick outhouse+store, wooden garage, wooden sheds, and a brick garage/extension. None of them have ever appeared on the LR map, although the brick garage/extension may be on the latest OS map.As a buyer, you need to ask what is included in the sale and confirm that any outbuilding actually exists on the ground. Maps can be very unreliable.

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.1 -
veronikamoneva said:No it's within the red area, but the shed border isn't clearly visible as the sheds in neighboring properties - the land might be included, what I'm thinking is that the shed might not be included, and would be taken away by the current owners, unless it's on the map, like the other properties marked them
There are tens of thousands of properties across the UK which have had extensions and outbuilding erected since the map was drawn, the map is not updated each time such a building takes place, nor is it resurveyed each time a property is sold.
If you want a definitive; legally binding, statement of what you are buying then read the words, not the map.
If it is a wooden shed then it must be ticked on the fixtures and fittings list as an item that will be "left" ie not taken away.
if it is of permanent construction then it is hardly likely to be "taken away", just the same as extensions don't get demolished because they are not on the map! You can of course insist that it is formally mentioned in the sale as an "outbuilding" for example1 -
Was there once an Anderson Shelter ?0

The map that has been shared seems to show what I assume is the shed referred to as the odd box at the northern end of the boundary. It is just that the thickness of the boundary line obscures any detail and the box is then just a filled in red box attached to the top of the land boundary.
The boundary map shows just that - the boundary of the land that is included in the sale. While I would not be concerned from the map shared, the OP should clarify via their Solicitor if they have queries.
The actual shed is separate from the land and whether or not this is included in the sale should be verified from the Fixtures & Fittings list or clarified via Solicitor if the F&F is unclear. Same as for things like the bathroom blind, carpets, kitchen cupboards...
Good luck OP and hope all goes well for you.

If you mean the shapes in the blue circle then there are 3 there, middle on is just obscured a ltlle due to the red marking.
If you were to look at on of the deeds for the adjacent houses you would likely see it better.0 -

What's ON the land (house, shed, trampoline.....) changes frequently through time but is almost never updated on the LR Plan, as that is not the purpose of the LR Plan.4
