Land registry map is missing a shed

Land registry map of the property I'm looking to buy doesn't include the shed in the far corner of the garden - please see the image attached. The neighbouring houses have the sheds clearly marked, however the plan of this house doesn't make it clear. Should I ignore it and continue with the purchase, or should I request that the map is updated?

Yeah by all means ask for it to be updated.

The Land Registry should have it sorted within 6 months to a year.

Just be sure to tell Land Registry when you either take down the shed or put in a trampoline so they can update the plan again.

I’m not sure what you think isn’t included? Is it something outside the red area?

that map shows the extent of the land you are buying, not what is on it

The (land) which your shed occupies does seem to be included- the filled in red box

  • No it's within the red area, but the shed border isn't clearly visible as the sheds in neighboring properties - the land might be included, what I'm thinking is that the shed might not be included, and would be taken away by the current owners, unless it's on the map, like the other properties marked them

    Why sarcastic?

A trampoline can take up just as much, if not more surface area than a shed. Given just like a shed they can be temporary, why wouldn't they be shown on the plan?

Is shed a wooden thing on a base (I'd not expect that to be shown on plans) or a brick/concrete job (which I'd expect to be shown).

Having said that just checked plans of a house I own with brick-built shed (by council, about 6 years ago - long story.....) and LR Plan does not show it. (I'm not bothered...)

For clarification, is the map you have posted from the Land Registry or the Estate Agent? and can you supply images of both maps for comparison?

If the sellers are taking the shed with them, that has nothing to with the Land Registry. You are buying the land, the physical items shown on (or missing from) the Ordnance Survey plan are irrelevant.
