Landlord expectations after 16 years

Having had the same tenants (youngish family) with no maintenance whatsoever. What would you as a landlord expect to come under fair wear and tear?

There are a few accidental breakages such as the sink but presumably this would not be included.

    Over the 16 years hopefully you've built a decent reserve up to refurbish the property.

    Well that door they kicked in, tore off its hinges and chucked on the Nov 5th bonfire is probably not 'fair wear and tear'.
    Everything else though.......

    I've been a landlord for 24 years. After 16 years  unless there is genuine obvious damage I'd expect everything to be handled under fair wear 'n tear (if not how come you kept them for 16 years) and plan on complete refurbishment, redecoration, new flooring, quite likely white goods replaced etc etc..

    Wouldn't want to be thought of as one of "those" landlords that give the sector such a bad name (sadly usually justified)

    Lucky you to have had 16 years of (presumably) rent in-full-on-time etc etc etc...

    And don't expect to be so lucky with the next ones..

    Would the accidental breakages have happened with a new item, or was the fact the item is at least 16 years old a factor in it? Was the accidentally broken item due to be replaced due to age anyway?


    I'd be accounting for replacing stuff like kitchen and bathrooms every 10-15 years, so even if they were put in new before tenancy I'd be considering replacements anyway

    Yes - always paid on time and no deductions.  

    The damage is accidental - broken basin in the bathroom as something fell out of the cupboard above and broke it.  The door has to be sawn open as the lock jammed in a closed position.  Gas hob knobs have seized as it was cleaned too vigorously (water and electrics don't mix!)

    After 16 years I would sadly wave the tenants goodbye and renovated the whole house.  After that amount of time everything is fair wear and tear.

    After 16 years I would expect to replace both the kitchen and bathroom, replace any floor coverings and redecorate throughout.
