    Nobody other than the buyer is going to care what you put on the form.

    So if it is a irregular boundary and the buyer doesn't have a issue with this, nothing will come of it.  I've explained it to him and he's fine with it. Just font k ow how to write it on form or should I leave it blank

    Well according to title plans it's a really bad kink, seems his fence is encroaching on my property.  If buyer has no issue can he still buy or does it need to go through land registry

    You're overthinking this. If the buyer doesn't have a problem and it's a cash purchase, nobody else cares about it. If the buyer wanted it amended at the Land Registry, that would be "having a problem".

    The buyer will be sent a copy of the title plan and asked if it differs from what he sees 'on the ground' when he viewed.  If he queries it, then his solicitor will raise some enquiries about it, which could lead to land registry issues, but if the buyer doesn't query it then his solicitor won't know to raise any enquiries (solicitor doesn't visit the property).  The ball is in the buyer's court.

    What I'm worried about if his solicitor queries it rather than buyer. I don't want it leading into land registry issues and occur extra costs from it. Or it gets drawn out into a lengthy process. Wouldn't I have to write on ta6 it is irregular,  and the queries start from that....

    The buyer takes advice from their solicitor - their solicitor does not dictate what the buyer does. If the buyer is comfortable with it then it doesn't matter what their solicitor thinks.

    The house I am in has. Right of way through my next door’ s garden.

    The gate has been covered by a fence so it is not visible or usable.I only saw it through the fence after I had moved in.

    Nothing was mentioned on the form.

    It only came to light when I was asked to confirm the title plan. 

    I advised my solicitor there was no sign of it but confirmed there was a separate right of way passed my neighbour on the other side which was also on the title plan.

    My solicitor said if I was happy with the situation then that was okay.
