So selling property have cash buyer.
Have noticed thr neighbours fence protrudes on my side half way through and isn't in a straight line.
Will this cause problems when selling, can thr buyer choose to ignore this if he doesn't have a problem?

The buyer could ignore hole in the roof if he was so inclined.
But re the fence - you might want to be ready to provide information on who the fence belongs to and whether it is, wholly or partially, on your land or your neighbour's. It was more about the land registry footprint changing. His fence does bend into my property half way through...0

Does the LR Plan show a straight line as the boundary?And the fence is not straight such that some of your land is on the neighbour's side of the fence?Whose fence is it? Who paid for and/or erected it?Your buyer may not notice. Or may not care. But if the buyer does query it you might need to negotiate with the neighbour to move the fence. What are your relations like with the neighbour?0

The fence is the neighbours and encroaches onto my land by about 2 inches. It's the neighbours fence and he erected it.
The buyer is aware but isn't to bothered by it. But the solicitors form ta6 asks is there any irregularity in the boundary. If there is I reckon it will halt the sale.
The neighbour will not move the fence as he's sure it was always like that. He put it up a few months before I moved in.0 -
2 inches is nothing to mention or worry about. The land registry plans are not perfectly to scale so a small discrepancy isn't an issue.V2001 said:

Honestly, it's not even worth mentioning. I'm now sure how anyone would know it's out by 15cm or expect you to know either. If the neighbour tells you that's where the fence has always been, I would be inclined to trust him and say nothing.V2001 said:It'd more like 6 inches had another check1 -
Had another check towards end of fence it goes out by 30 to 40cm max. This is because there was trees there's and the fence was behind trees causing this irregularity.
I'd like to declare this on ta6 form? Will this cause delays and halt sale z are solicitors obliged to update LR.
Buyer is aware and has no issues, so could he still continue with sale?0 -
If he's a cash buyer then it shouldn't matter too much if the buyer is happy with this.
