What I would say, is stay away from “modern method auction”

A common sentiment on this board.

    Update*

After a meeting with my solicitor.
It is of the solicitors opinion that there has been a breach of contract. However, the likely outcome would be near zero of forcing them to adhere to the contract as the land doesn’t belong to me and there has not been an exchange of contract. The likely outcome would be some form of compensation.
It was never about compensation. We wanted the land to build our “forever home.”
After weighing up the cost of pursuing this against the outcome. We have decided to put our energy into looking for something else.

What I would say, is stay away from “modern method auction”

Thank you all for your help and feedback.
I think this is a sensible decision. It sucks and I don’t blame you at all for feeling hard done by but there’s probably little benefit to pursuing legal action.

I agree with your solicitor, you won’t ever force this sale and while you might be entitled to some compensation I imagine it’ll be minimal. Their argument will be you haven’t suffered a financial loss and in all honesty it’s a good argument to make.

Good luck finding some more land.

Out of interest -  did the land have planning consent? Or did you have any reason to expect it would get planning consent?

There are some people who have a large piece of agricultural land, they split it up into plots that would be great for building a house, and they sell the plots at auction - to people who hope to build a house.

But the seller knows there is no chance of getting planning consent - otherwise they would have sold the whole piece of land to a developer at a much higher price.

Slightly sideways, but does the land already have planning permission to build your forever home? As all of the bits of land that I looked at on Bamboo auctions didn't.

EDIT: @eddddy got there first, but I'll leave my post up as I had looked at land.
