Well, see what you can agree, but be prepared to be flexible. Bear in mind that what you save in solicitors' bills will go towards housing, so be very reasonable.

Well, you may end up spending a fortune on lawyers, but it's worth trying to discuss this between you.

A 3 bed house should meet her needs with the 2 children. That leaves you with a 3 bed house, so the kids can visit. It's a reasonable solution, but people tend not to be at their most reasonable during a divorce.

option would be for her to stay in the house with the children and you buy a 3 bed house somewhere else

Only if she has suffered domestic abuse or she is at risk of homelessness because you are trying to evict her from the family home. Suggesting that the home is sold so that you can both be housed is not making her homeless.

He needs to sell the house they now live in to but them a house each. He does not have funds to buy  a 3 bed for himself if she stays in the house.

Please get that thought out of your head. You are married and the house is an asset of the marriage, regardless of where the money came from. If you use that argument in court or mediation, you'll be fried.

However, her staying in the specific house isn't reasonable if she can get another one for half the value.

Do either of you have pensions? If so, those are also in the pot for sharing.
If you've have not made a mistake, you've made nothing
