What about your childrens schools? If you are unlucky you may have to tolerate her in the property until your youngest is 18. Will you be taking the children to school & collecting them or will your ex need to keep shorter hours so she can do that until they are old enough to be home alone. Which if the law & social services are being stroppy is 18.

If you can provide a reasonable home for your wife and kids, plus a reasonable home for yourself, all paid for out of the equity in the present family home, that sounds like a pretty good starting point. If the kids will spend most of their time with mum, then you may have to accept that she gets more than 50%, so she gets the better home.

The 135k would get her semi detached behind were she was brought up with her parents the kids would still be in the same school. Her parents take them school every day anyway. I said stay in the house in case I need re mortgage too get the equity out.1
