    You may get an email acknowledgment that your application has been received and scanned, but it can take a while.

    If you approach an estate agent without probate it’s up to them whether or not they accept you as client. They will know how lengthy the probate process can be, and also that you may not be granted probate, though it’s unlikely as the son of the person who passed away, who has the keys etc.

    A buyer may also be put off if there is no probate, and they may ask about it if it’s a ‘no upper chain’ house and they’re clued up.  If not, I doubt the EA would tell them initially. OH accepted an offer on his parents’ home and probate came through a week later. If probate does drag on it will come out at the point solicitors are talking to each other.
