    It will be somewhere between 35-40k SH so I think I will be ok this time but who knows about the following remortgage, I hope the amount might be low enough to cause this problem 😂

    Another OP of £500 today, I have been here for four years now and had a look at what my balance would be without OPs - around £55,600 so I feel even my smaller payments have certainly made a difference!

    Off out for breakfast in a while with an old work mate, a visit to my DM, then an exercise class in the park - not a bad day really.

    As at 17.03.26:
    - When bought house £315,995 mortgage debt and end date at start = October 2039 - now £219,071
    - OPs to mortgage = £17,793 Estd. interest saved = £9,021 to date
    c. 16 months reduction in term
    Fixed rate 3.85% ends October 2030

    Read 25 books of target 52 in 2026 as @ 5th April. 
    Produce tracker: £73 of £400 in 2026

    I used the MSE overpayment calculator KK as I am at exactly 4 years in. It’s not exact as my interest rate was lower for the first two years but I am thinking as my payments were lower it is probably good enough. I just used as if I had OPed £200 a month and it shows what the figure would be without OPs. I will try and do a screenshot.

    Made it to mortgage free but what a muddle that became

    In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!
