Stopped VNM writing an email that said he was very busy when estate agent rang and could they just get on working out how to sell the property rather than asking what they should do now. Honestly this is the second agent that seems somewhat drippy. Rapidly concluding their role is to pop on internet and hope a sale happens.
Thinking a slightly more pro-active approach was needed I rang a mortgage broker I know from the world of horses. Quick chat and then passed her information back to the agent. Apparently the property is mortgageable but the mortgage company should ask for a full structural engineers report. Asked the agent if the vendor would be willing to share the report they had or at least the comments so we can assess further. Also sent link to the firm she works for and asked agent for further thoughts.
Think this more tactful than the email VNM was firing off. He has agreed to put his version in "drafts" for now.

I expect VNM let off some steam while writing, so at least he will feel those feelings are ready to send of needed, but your objective response sounds like an excellent way forward. I don't know how you do it, but you are clearly very skilled in this sort of situation, and an admirable networker. I hope you get access to the report, it could be helpful.

That was a very kind assessment of me thank you Cherryfudge. That is not how I see myself but I have learnt over the last few years I can be solutions orientated when needed (often with many solutions to a given situation and struggle to work out the best one) and I do know some genuinely lovely people "in my phone". I do not think I've seen L the mortgage broker for many years but I am her "go to" reference for a person outside of her work environment as I've known her since she was 9 and have watched her mature to an amazing person and her employer once gave her a reference I had written - so - I got the permanent job as she / her new employer loved it.

Estate agent replied saying buyers will do nothing until they read the report (?) I'm going to respond saying take down the for sale sign and get people viewing again but will leave that for later in the day.
Focus on health - really means 'wellbeing' for this month so have bought make up remover, some new make up and some muslin cloths to remove make up. Have also tidied one wardrobe which as the stuff I wear every day in. Need to clear the others - the main aim being to find a pair of boots I want repaired now that I have found someone who can do that.
Rode CC yesterday. What an angel. We went with his bestie from down the road, "you know better than that" local dogs were out and I just asked him to stand and yelled at the dogs. My yell more effective than the owners. Then we were able to continue until the gas gun bird scarers went off and once again he reassured his bestie and continued his stately amble along the lane.
Then spent the afternoon outside in the garden, assisted with WattyDog whose assistance if he were employed as a gardener would have resulted in him being sacked on the spot but as he is my dog caused giggles and hugs. The rose bush he removed was probably dead anyone and flattened daffodils may yet become a style statement.
The spring flower border, snowdrops, daffodils, hellebores and Bergenias looks lovely with a pretty ground covering purple plant coming into flower. One border I planted up last year looks as if little has survived the winter, probably the drought of last year and the incessant rain but we will see what comes up later this year but I started the weeding of that anyway.
Mentally I feel so much better for sunshine and being outside. So much so that I slept really well then this morning got up, fed all animals, washing done and on the line and started some house work stuff.

Isn't it amazing the difference a bit of sunshine can make. I also notice how much more I can get done on a nice day.

The squashed daffodils will probably be okay if you cut them and bring them in the house in a little vase.
The blue flowered ground cover has sent me down a rabbit hole… It’s probably Ajuga 😊Smiling at your joy 🤩

It is indeed Ajuga. Good call. Lovely dark leaves. Am loving that border at this time of year.
Took WattyDog shopping as CC needed a new headcollar. To be fair he has needed one for years but yesterday I decided it was silly putting on something that barely fits - so - off WattyDog and I went. Headcollar located then said WattyDog could choose a treat - he sat in front of the "Dog Bakery" which is like a pick and mix of dog treats sniffing the air. So cute.
They all contained gluten and I have noticed that makes his ears itch so I offered him a choice of the stick/chews that were grain free. I intended him to select one and have it in the car on the way home (they are very small) but he grabbed one and ate in the shop. I did laugh. I bought another for the car and paid for them both (shop assistant said I was very honest!)
£2 spent on treats - so worth it for the giggles it gave me and the pleasure WattyDog got from his shoplifting. £19.95 on headcollar.
