When buying a property the buyer is asked to compare the title plan, with general boundaries, with the reality on the ground. So is what you see when you view the property matching the title plan.You are not asked to check and compare neighbouring properties and their title plans although of course you can
If there’s a mismatch between the being sold property and it’s title plan then it’s raised with the seller and if action is needed that’s where the legal advice comes in as to what’s needed to resolve matters be that a transfer, a claim or even an indemnity policy.From a registration perspective there is no overlap so I assume there’s an issue with the actual lie of the land, boundaries and buildings on the ground that’s trying to rely on the title plans with general boundaries only shown.
