    Not sure if its the  furniture or the photos that make the rooms look so small, price point

    , have house prices really gone up £120k , and have you had prices from other agents. Purple brick
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

  • Thanks for all the advice and feedback. We’ve reduced the price and changed the photo layout. We will look at re-taking some photos which might help show the true space on offer. 

    I’ve removed the link in my original post now (as highlighted by a fellow MSE user, I don’t want to leave a digital footprint as to where I live).

    We got the property “under value” as the chap needed a fast sale (£200k was the going rate at the time). 

    We’ve since done a lot of work and converted the garage into a sitting room but I take your feedback onboard.

    In terms of the listing, I can't see anything wrong with it. All the rooms look very well presented. One of the living rooms looks a bit narrow in the photo, but other photos make the house look more spacious. 

    I mean this one. It's also one of the first interior shots, and makes me think 'small'. 


    It looks like that front living room was built originally as an (impossibly narrow to actually use) garage, and has been converted to a very narrow living space.

    Btw I bought my house through purple bricks and had no issues as I never spoke to them, just contacted the seller directly. As long as you are arranging the viewings and the website is working then you can be confident it's not an issue that the viewing requests are not being ignored. 

    If I hated an agent, I wouldn't just refuse to view a house I loved because of it. I'm sure most have this mind set. I would however refuse to buy a property if they were charging me £65 when I offered as some other poster mentioned.

    Google for tips on taking photos, there are various simple tricks that can make the rooms look bigger which work ok even on a modern smart phone... works even better with a pro camera and T&S lens but that's why professional architecture photographers can get the money they do (and not claiming traditional agencies all use proper photographers either)

    @Cameron1590_2 if you don't get anywhere I'd seriously consider going with a different (preferably local) EA when the PB contract expires. I'm another who would be very reluctant to view/offer on a PB-marketed property. I know some people swear by them but we had some very poor experiences with PB houses when we were last house hunting. A good local agent is worth their weight in gold even if they are pricier (I really do think you get what you pay for).

    Good luck however. It's a difficult time of year and I'm sure things will pick up.

    It's a month or so before Christmas. The market is virtually non existent through to early February. Don't expect to much at this time of the year.

    Not quite our experience. It IS very quiet from now until Christmas, but we had lots of viewings immediately after New Year.

    Some people just enjoy getting out & about looking at other peoples houses.......they dont necessarily have any intention of buying.
