Hello,

We put our property on the market a week ago today with Purplebricks. 

We’ve had a good “click through” rate but no viewings. While we note the market has slowed down, we were somewhat surprised that we didn’t even get a single viewing. 

Most agents valued the house at £285k but Purplebricks recommended we went on at £290k. 

We are contemplating at dropping the price to offers over £280k which will drop us into a lower banding on Rightmove. 

Any thoughts/suggestions/feedback on the listing?

    Are you doing the viewings or is purplebricks?
    If it's the latter that might be your problem.

    Btw I think that house looks nice but I don't know how it compares with others at that price point.

    Thanks for the feedback. We opted to do the viewings our self and work from home most days so have the availability completely open on the site. 

    There is another property similar to ours on for £275k but it needs a lot of work. We’ve done a lot here leaving just the kitchen and back room to finish off for whoever decides to buy it.

    I don't know the area so can only search for Rainworth.

    By the looks of it the only things more expensive than yours are new builds, there are several properties listed cheaper than yours but are considerably larger. 

    I don't know if it's just me but the photos/furniture doesn't make it look like a nearly 100m2 property, it looks much smaller than that and I'd struggle with the description of spacious in a 3 bed house at sub 100m2 even before looking at the photos. 

    The description of it being a sort after close may well be true in which case it could be cheap but as an outsider who doesn't know the area it looks very expensive compared to the rest of Rainworth.

    This is a genuine question: What makes your property worth £40,000 more than this one? 

    In terms of the listing, I can't see anything wrong with it. All the rooms look very well presented. One of the living rooms looks a bit narrow in the photo, but other photos make the house look more spacious. 

    I mean this one. It's also one of the first interior shots, and makes me think 'small'.

    To be honest a quick search on Rainworth gave me two properties that looked better in every way and cheaper

    Being brutally honest I am with the above poster, every property I looked at looked better and cheaper.

    Here are a few examples no shortage of 4 beds cheaper and nicer.

    I'd move the pictures around. Picture 2 is of the snug/sitting room, which I took on a quick look to be the main living space, and my thought was 'that's quite long and thin and doesn't look very big'. Then I saw the lounge in picture 4 and realised I was wrong. But if I were skimming through properties I may have stopped at that picture.

    Also picture 3 of the dining room is OK, but it's obviously being used as an office rather than a dining room. Do you have a table and chairs you can put in there, even a small one, even just for viewings? And yes, I know you said you were both working from home, so it's how you are using the space, but sometimes you have to help the viewer along.

    Kitchen seems small, but with only one photo I can't see how you are using the wall to the left of the door - are there shelves etc. there?

    The pictures make bedroom 2 look bigger than bedroom 1, which I don't think is doing you any favours.

    You seem very close to your neighbours, which may put some people off, unfortunately. While it is detached, it's got the feel of 'only just' detached.

    But, a buyer will be out there - for the right price. I don't know the area, but given what others have said, I do wonder if it's priced a little high?

    After having a bad experience with Purple Bricks I don’t even look at their properties now.

    It's a month or so before Christmas. The market is virtually non existent through to early February. Don't expect to much at this time of the year.

    I'd avoid anything listed through PB like the  plague too - conveyancers don't like dealing with them, and for good reason. 

    As for your listing (and do bear in mind that if this is your home, you have effectively just put your home address on the internet for the world to see - you might like to review how comfortable you feel with that!) then as someone else said, it does make the property look small. That front sitting room is not a great first room to see to be honest  - it gives the impression that the room is literally big enough for a sofa and nothing else.

    If I were looking for a property in your area, I'd buy the one RHemmings listed over yours I'm afraid - it may not be much larger, but the photos make it look like a lot more house and for less money. (And the possibility of reinstating the garage too, which would be a winner for many). Yours beats it on the garden, for me, but that wouldn't be the case for many, and in my case it's only because it would save me having to rip the fake grass up before I started digging vegetable beds! 

    I like your interior doors though - they're the same as ours! :lol:

    We’ve reduced the price and moved some of the photos around. 

    I suspect we fell for the PB trick of stating they could sell it quickly even at £290k. The price is now aligned to all the other agent valuations.
