LPE1 form and lodgings

  • Does anyone have any suggestions on what I can do next - freeholder said he sent it, sellers solicitor says it's not arrived.  My solicitors have chased buyers solicitor twice and nothing.  I don't know what else to do.

    How are you getting your information from the seller's solicitor?

    Your solicitor's definition of "chasing the seller's solicitor" is likely to be sending an email saying "We are still awaiting the LPE1".

    A better approach would be to...
    • Tell the seller to phone their solicitor...
    • Tell them to tell their solicitor what date the LPE1 was sent by the freeholder
    • And ask if their solicitor has seen it yet
    • And ask their solicitor to check the postal in-tray - to see if it's sitting there

    (My solicitor has sometimes has given me the default answer "it hasn't arrived yet". But then their secretary actually looks in the post in-tray, and phones me back to say they've found it.)



    Presumably, the freeholder kept a copy of the LPE1 - so as a back-up,  you (or the seller) could ask the freeholder to send a scanned copy by email to you. You can forward it to your solicitor - and ask your solicitor to start doing checks, enquiries, etc based on the scanned copy. 

    Your solicitor will want to see the 'real' version eventually - and then they can make sure it says the same as the scanned copy.
