You have just shown us a BWLegal letter which you received some weeks/months ago.
Up until now this thread has been about how to appeal.
No mention on this thread earlier of a Letter of Claim or Letter Before Claim which was dated in July 2023.

The second post of the NEWBIES thread explains exactly how to react upon receipt of a Letter of Claim.
But it looks as though you have left it too late to respond.
Expect a County Court Claim Form to drop through your letter-box any day now.

@Grizebeck gave you good guidance when he wrote...

do nothing now unless you get a court claim then come back to us
Apologies Keith, i am very dyslexic and if im being honest find the whole process very confusing (despite having read the welcome threads). Is my best cause of action now to just wait?

I am tempted to email a reply to GXS.
you have already been advised what to do yet you seem to blindly ignore this advice
The advice seems to be to do nothing or contact the land owner. I am struggling to see how this strengthens my position. Again, apologies i am trying my best to follow this thread.
Yes. We advised wo options. Landowners can cancel PCNs.

But you read this advice then said you were going to do something else:

"I am tempted to email a reply to GXS."

No.  We know what we are doing!

Thank you for clarifying this. Now i understand the reason to contact the land owner i can give this a try.
