Shops open and close all the time, and it's probably fair to say that postcodes with a Waitrose have already seen values rise above the norm. The magic is in getting into an area before Waitrose decide to open there.

I think, and this is not guaranteed:
House prices will fall a bit (maybe 10-20%), to reflect higher interest rates.
But, then, they will start rising in line with inflation.
So, I wouldn't rush to buy right now. Keep an eye on the market, and try to get in just before the bottom.

As an aside, I've always bought in areas that are quite rough around the edges but that I can see are in a good location and starting to attract interest from people priced out of "Waitrose" towns. Those are the areas, I'd suggest, that would increase above the average. I'm happy living in either, you may not. Confess that I do prefer the rough-around-edges vibe.
I guess the question for you is for a preference of capital gain or immediate comfy living? Either way, choose a place you'd be happy to live2 -
Personally, not a fan of 1 bedrooms as the price difference to a 2 bedroom not so high and can have a spare room if need more space in the future or have a lodger.Kent is nice Bexleyheath but depending on your budget etc.Dartford also popular with commuters to London.Other area in Kent is Belvedere which is easy commute to London and not far to the Elizabeth line via Abbey wood.

Dartford - I can afford the house but I have been in the area and I had a feeling that more working class people live there (I might be wrong). I agree that commuting is nice and easy.0 -

All I am thinking: to buy, to live while working in the UK, to sell quickly when I need to move in different country.
The question is what location would almost guarantee me lots of viewings and a sale :-))
